A substantial modern detached country house, with land and facilities for horses set in this elevated, tucked-away rural location between Mayfield and Heathfield, with views to the south.
Description
This spacious detached house was built in the early 1990's, with enlarged, updated and well appointed accommodation today, together with a good collection of outbuildings, which provide the opportunity for horses, including stabling, a large modern barn building, plus a sand school, paddocks and a field shelter. The house itself is approached separately from these buildings, with its own gated approach drive, which provides for plenty of car parking, as well as having a detached double garage with a storage room above in the roof.
The house and land enjoys fine views in a southerly direction and there is a formal garden as part of the total land holding, together with an extensive, landscaped entertainment area, which features two ornamental ponds and a substantial bar building, with the whole area benefitting from outside lighting. Internally the house is very spacious throughout and features oak double glazed windows and timber and tiled flooring to the ground floor. The highlight downstairs is the very large kitchen/breakfast room, which is open to the dining room and the rear conservatory, giving a huge informal family space overall, which overlooks and gives access to the rear outside entertaining terrace. The kitchen features ceiling downlighters and ceramic tiled flooring, with units on all sides, with a double sink fitted under the rear windows. In addition, there is a large central island, giving a practical working space, incorporating twin salad sinks. There are Neff, Zanussi and AEG appliances, including two ovens with warming drawers, an induction hob and large fridge/freezer, plus space for a dishwasher.
In addition, on the ground floor, there are three further reception rooms, which can be closed-off, with one having a further studio room above, accessed via a secondary stairs.
Up the impressive main stairs, there are two floors of bedrooms, with a good ratio of bedrooms to bathrooms, providing six bedrooms in total, potentially seven, with three being ensuite and one currently used as a study. The principal bedroom suite is the highlight here, being a large room, with a generous dressing room and ensuite bathroom.
The land beyond the terracing and back drive to the outbuildings is divided into three fenced off paddock areas, all sloping away from the house, enjoying the distant views.
