A charming six-bedroom farmhouse with ancillary accommodation and attractive gardens of about one acre, in a lovely rural setting.

Description
Pond Farm is a spacious and inviting family home with well-presented, characterful accommodation. The 18th-century home is a traditional stone-built farmhouse with a variety of attractive original features, from decorative quoins to the outside elevations to exposed beams and open fireplaces internally. The house is presented in a modern country style that reflects the setting and character of the house, using natural materials such as stone and wood floors. In addition to the main house there are two separate self-contained annexes which offer a variety of uses, from guest accommodation to short-term lets which could be used as income generation. Both are equally attractively presented and offer light and spacious accommodation; the separate annexe has one double bedroom and there is a partly converted farm building with kitchen/dining/living room accommodation.

The main house has been updated internally and there is good scope for further improvements. The ground floor comprises an open plan kitchen and dining room, two further reception rooms, a utility room and separate boot room and a cloakroom with WC. Upstairs there are four double bedrooms – two of which are en suite – and a family bath/shower room.

Outside
Pond Farm is quietly situated within mature gardens of about an acre, in a wonderfully private setting just off a semi-rural country lane. A gated entrance opens to a gravel driveway which leads through the grounds to a generous parking area. Within the variety of outbuildings there is a triple car port, bike shed, workshop and stores, in addition to the self-contained accommodation.

The gardens have been thoughtfully landscaped and include grassed lawns, a charming stream, paved seating areas and a large courtyard in the middle of the residential buildings which is perfect for entertaining. There are mature trees around the boundary which make the setting feel extremely private.

Location
Hannington Wick, a small hamlet on the Wiltshire/Gloucestershire border, is 1.2 miles from the neighbouring village of Hannington which has a pub, church and a village hall. More extensive amenities can be found in the market town of Highworth (3.7 miles) or Lechlade (8.6 miles), both with schools, shops and day-to-day services. Swindon is about nine miles and has extensive shops and leisure amenities.

In addition to the popular primary school there are a good selection of other schools in the area including Pinewood Preparatory School, Hatherop Castle, St Hugh’s and Marlborough College. The area is also well served with state primary schools and secondary schools.

Communications are excellent with Swindon offering first-class transport links to London and the West. A direct rail service to Paddington takes about 50 minutes, while the M4 is approximately 10.7 miles away, accessible by the A419.
