Seller insight
Since returning from Overseas, for over 15 years we have loved living at the beautiful Linhay. Set in glorious countryside and yet minutes away from two lovely villages (both with excellent friendly pubs). We adore the fabulous dog walks nearby and visiting the amazing beaches and villages of Rock, Polzeath and Port Isaac, just a short distance away.
A particular love of ours is being surrounded by its own land which affords fabulous privacy and options plus the additional income and flexibility of the cottage plus numerous uses of the huge workshop/barn/mancave or development!
Over the years we have had great fun playing novice smallholders and have kept sheep, ducks, and even kune kune pigs! It should be noted the property has a cph number.
A particular love is opening the large bi fold doors onto a sun bathed patio for entertaining. In Winter the wood burner and underfloor heating keeps you toasty warm.
We’re sad to be leaving but look forward to our next adventure.
Step inside
Situated off a quiet country lane between the two very popular villages of St Mabyn and St Tudy, both with amenities sit these two characterful barn conversions surrounded by three paddocks and a very large workshop/barn with office/gym and utility room. Our clients have made a number of improvements, creating a home with incredible versatility that will appeal to a variety of buyers.
The main barn is beautifully presented, featuring a charming stone exterior and slate window sills.
The open-plan lounge, dining room, and kitchen offer a comfortable yet spacious living area, complete with bi-fold doors that open out to the south-westerly facing front patio, which enjoys sunlight throughout most of the day. The lounge area boasts a stunning stone and granite fireplace with a wood-burning stove. A travertine floor adds a touch of elegance, and throughout the barn, the striking a-frame ceilings create a sense of space and grandeur. The kitchen is well-equipped, with wood-fronted matching units and solid granite worktops, complemented by mixer taps at the sink. Included in the sale are a Fisher & Paykel electric oven, electric hob, extractor fan, Bosch dishwasher, and AEG refrigerator. A door leads out to the rear of the property. An inner hallway connects to two double bedrooms and a superb, fully tiled wet shower room with a heated towel rail, large sink, downlighting, and a mirror/light fixture. Attic storage adds convenience.
The property features high-quality chrome fittings and switches and hardwood double-glazed windows. Both The Linhay and Linhay Cottage have oil-fired underfloor heating controlled individually in each room. One of the standout features of this home is the planning permission in perpetuity for a substantial extension to the barn, including approved building regulations and an acknowledgment of the “commencement of works” by the council. This offers the opportunity for a buyer to expand the property, potentially adding an additional living room and significantly enlarging the main bedroom. The planning application number (Cornwall Council) is PA17/06801.
A few steps from the main barn is Linhay Cottage. This charming one-bedroom, single-storey barn has its own enclosed garden, which takes full advantage of the rural views. Let successfully on a holiday basis, it has more recently been used to accommodate friends and family. The Cottage includes a well-equipped kitchen with an electric oven, hob, extractor, and freestanding fridge, which are included in the sale. Both the lounge and the dual-aspect bedroom face the front of the property, while the bathroom/WC features a shower above the bath. The property is finished with Travertine flooring and recessed downlighting throughout, and it benefits from oil-fired central heating.
Step Outside
The property is approached via a wooden gate leading to a long, private driveway with ample parking and turning space for several vehicles. The gardens are a key feature of the home, with a front patio providing the perfect spot to enjoy al fresco meals or drinks when the weather permits. The patio is surrounded by a variety of shrubs and bushes that provide vibrant seasonal colour, including camellias, holly, azaleas, and rhododendrons.
The expansive side garden is primarily laid to lawn and includes a productive area with raised beds and a greenhouse. A gate leads to surrounding fields, which are divided into well-fenced paddocks suitable for animals. A very large workshop with a concrete base, abundant natural light, and both power and lighting provides excellent storage space. The workshop also includes an insulated office or gym. Additional features include outdoor lighting, water supply, a trough fed by spring water in the field, and a storage container.
The stunning aspect of the property showcases the surrounding farmland, offering peaceful and scenic views.
