Knight & knoxley are pleased to present this elegant Victorian home on Waldegrave Road, set within the Preston Park conservation area. The house is in excellent condition throughout and retains many original details, including fireplaces and cornicing. Outside, the southwest-facing garden has been thoughtfully planted with a variety of trees and shrubs.

From the street, the house makes a strong first impression. Recently redecorated and carefully maintained, it has a part-glazed front door set within the original storm porch. The front garden is planted with a range of shrubs, and a beautifully trained wisteria in the neighbour's garden climbs over the doorway of both houses.

Inside, the dual-aspect reception room catches the light throughout the day. At the front, a wide splayed bay window with original sash frames overlooks the front garden. The open fireplace, with its marble surround, cast-iron insert and tiled slips, remains in regular use and is routinely swept. The original cornicing remains intact, and Karndean flooring runs through to the rear of the space, where a wide original sash window brings in further natural light.

Further along the hallway, the original part-glazed door with brass handle leads into the kitchen. From here, there's a clear view through the dining area and out to the garden. The kitchen windows are recent timber-framed double-glazed units, and the sink sits below one of them. The room includes an integrated gas oven and hob with cooker hood, space for both a dishwasher and washing machine, and houses the regularly serviced Worcester combination boiler. In the dining area, an additional side window and glazed double doors create a bright, welcoming space. Engineered oak flooring runs underfoot, and the layout works well for entertaining, particularly with easy access to the garden during warmer months.

The walled garden has been planted with year-round structure and colour in mind. Among the trees and shrubs are a Portuguese laurel, cotoneaster with climbing hydrangea, crab apple, pyracantha, and a variety of flowering and evergreen plants, including roses, honeysuckle, lavender and rosemary. A silver birch from next door and a neighbouring apple tree add to the green outlook. Facing west-southwest, the garden benefits from plenty of sun, with the gardens of Waldegrave and Havelock Roads forming a natural light well to the south. A rear gate leads out to a private, gated alleyway running between Lucerne Road and Preston Drove.

The staircase to the first floor retains its original hardwood bannister with scroll-end and cast-iron newel post. Upstairs, there are three bedrooms and a bathroom. The main bedroom spans the full width of the house, with a broad bay window and wooden panelling beneath. One of the original alcove cupboards remains, and a bespoke wardrobe has been built opposite to match. The middle bedroom overlooks the garden through a tall sash window and includes a decorative fireplace with a marble surround and cast-iron insert. At the rear, the third bedroom is notably spacious, with a bay window looking out over the garden and towards the sea. It also has a decorative fireplace with its original detailing.
From the landing, there is access to a boarded and insulated loft via a pull-down ladder; a Velux window brings in natural light. A second, smaller loft space can be accessed from the bathroom. The bathroom itself is fitted with a white suite and a wider-than-standard bath, with a power shower above and both rainfall and handheld shower heads.

Waldegrave Road is in the Preston Park conservation area. Families are attracted by the excellent local primary and secondary schools. Preston Park itself is a wonderful recreational space with two cafés, a children's playground, expansive lawns and gardens, a velodrome, and tennis courts. Florence Road Market runs on Saturdays, and the Florence Road Café serves coffee and sells fresh bread and vegetable boxes during the week. Preston Drove offers various local amenities, including shops and cafés, and your local pubs are the Park View, The Preston Park Tavern and The Cleveland Arms. It's only a short stroll to the Duke of York's Picturehouse at Preston Circus. London Road, Brighton, and Preston Park stations are all within walking distance. Buses to the city centre run regularly from just around the corner. The A23 and A27 provide easy road access out of Brighton. Downs Infant and Junior Schools, Stanford Infants and Juniors, and Balfour Primary are all within walking distance, as are Dorothy Stringer and Varndean secondary schools. Varndean also has a sixth-form college, meaning all age groups are well catered for.
