If you lived here...

From the epic proportions and volume of light to the masterful design and intricate detail found throughout, this warehouse-style apartment is built to impress - all 868 square feet of it.

In the vast open plan living area, the vaulted ceilings add to the sense of space, while the bespoke timber furniture brings warmth, which juxtaposes with the industrial-style stone flooring. You’ll love the fact that as well as the central plywood island, you’ve got space for a full size dining table, as well as multiple sofas.

The smart sliding door to the bedroom brings aesthetically pleasing convenience, while inside you’ll find more stunning detail, from the column radiator to the wall lights. It’s a Skandi-style dream.

The bathroom does a joyful job of celebrating its own simplicity, with a large tub, smart fittings and cleverly designed storage, while you’ll find more of throughout the entire apartment.

The hard and soft design elements found on the spacious terrace combine to create a cover-ready mid-century style living space. Fill it with foliage or enjoy the simplicity of the architectural lines. For more conventional greenery, you’re just a hop from Jubilee Park, Hackney Marshes, and Walthamstow Marshes.

And when it comes to urban amenities, you’re spoilt for choice: Alongside essentials like Aldi, the neighbourhood is buzzing with independent gems such as Italian deli with a Japanese influence Pinch la Deli and eclectic event space Patchworks, which now houses Blondies brewery - a great choice for a new local. Or head north to crate St James, an eclectic collection of ventures housed in eye-catching containers. In the same area you’ll find bar/pizzeria True Craft, coffee shop Weirdough Bakery and brunch spot Curious Goat.

What else?
- If you’re looking for a coffee and some peace and quiet, look no further than the nearby Lea Bridge Library, which won multiple design awards when a stunning extension housing a cafe was added to the Grade-ii listed building.
-The Lee Valley Riding Centre is a mile away, and runs all sorts of courses for pony-loving amateurs and experts alike.
- Lea Bridge Station is just 0.7 miles away, which means you can nip to Stratford or Tottenham Hale for quick access to several very convenient tube lines, or head in the other direction to St James Street station - 1 mile away, where you can get to Liverpool Street in around 15 mins on the Weaver line.

A word from the owners...

"We’ve genuinely loved living here. The flat has always had this calm, tucked-away feeling — somewhere to properly switch off. The location’s been one of the biggest highlights for us. Walking through Hackney Marsh on the way to work became part of our daily routine, and it never got old — it’s a pretty rare thing to have that much green space so close, especially in London. We also cycle a lot, and the routes from here are brilliant. You can easily get to Clapton, or go further out to Epping Forest if you want a proper ride. We have a great community of friends here and Blondies Brewery is just around the corner — it's low-key, and has a real neighbourhood feel. The European, the newly renovated pub nearby, has quickly become a favourite too. This place been a real home for us — easy, comfortable, and well connected. We’re hoping whoever moves in next gets to enjoy it in the same way."
