A charming and immaculately presented Victorian end of terrace house, situated in the popular, vibrant community of Catford and Forest Hill. This ultra-stylish property sits on a quiet, community-oriented street, a stone's throw from the Catford & Cypher's Cricket Club.

Recently refurbished, this property is light and bright throughout. The house offers a sense of calm as you walk from the entrance hall into the main reception room. Light dapples onto the walls from the impressive bay window, kept private by the neat hedging to the front of the property. A gorgeous wood burning stove creates a focal point for the room.

The well-proportioned kitchen sits towards the rear of the property, overlooking the mature and beautifully maintained landscaped garden. The high ceilings, bright aspect and large five hob gas stove add extra appeal to this sociable space with plenty of room for a table and chairs.

The ground floor bathroom offers a luxurious feel, with a rainfall shower head and gorgeous parquet flooring. The two newly replaced windows bring the outside-inside, overlooking the vibrant garden.

The rear garden feels like an extension of the house itself, with bench seating and ample dining space for the summer months. The current owner has shown the greenery a lot of love, and the garden boasts a pear tree, wild garlic and rosemary. The fencing has been recently replaced.

Upstairs offers three spacious, bright and refined bedrooms, with high ceilings and original fireplaces. The Master bedroom benefits from two large windows, allowing evening light to pour into the room.

The hallway features a newly replaced skylight, allowing even more light to enter the middle of the property. There is access to a fully boarded and insulated loft, which has previously had planning permission approved for two bedrooms and a second bathroom, allowing potential to turn this already spacious house into a five-bedroom family home.

The current owner has noted the wonderful, community-oriented nature of the road. Residents organise annual street parties, and the cricket club holds community events in the spring and summer months. Neighbours are very friendly, exchanging Christmas cards and taking in parcels for one another. Parking is easy to find on the road, and there are good walking routes to local shopping hubs, such as Bell Green. River Pool walk sits just behind the property, offering wonderful access to nature.

Burford Road is located with easy access to both Forest Hill and Catford, a hotspot with commuters and families largely due to the beautiful homes, superb choice of local schools and the spirit of the community.

Within a half-mile radius is a choice of local independent shops, cafes, bars and restaurants. Marchetti Coffee Shop serves up the best coffee and brunch and you won't find a better pint of Guinness outside of the Blythe Hill Tavern. Perry Hill pub has a beautiful beer garden for those long summer days.

The vibrant town of Catford has seen a strong level of growth over recent years becoming a hot location for home buyers and investment. There are a number of sought after neighbourhoods in the area largely due to the housing stock, transport connections and thriving community. Significant regeneration plans for the area are anticipated with the ambition of making Catford one of the most vibrant and green town centres in London.

The two stations Catford and Catford Bridge allow easy connections including the Thameslink to the major London stations of Charing Cross, London Bridge, St Pancras and Blackfriars with the Overground being accessible from Peckham Rye within a couple of stops.

Within less than a mile of Burford Road is a super choice of local schools including Rathfern and Kilmorie (Ofsted Outstanding). The sought after independent schools St Dunstan's College and Colfe's are also within the local vicinity. There is also a great choice of green spaces and parks locally for easy strolls. Blythe Hill Fields, Ladywell Fields and Hilly Fields are all close by to be enjoyed.

Forest Hill has a brilliant energy with so much to offer. Home to the Horniman Museum & Gardens which is much admired by local residents, there is an array of further green and nature spaces including One Tree Hill, Mayow Park, Sydenham Hill Wood, Dacres Wood and Devonshire Road. Along London and Dartmouth Road there is an abundant choice of independent and local shops including Aga's Little Deli and Bona.

Honor Oak Park is approx. 1.5 miles from Burford Road. A buzzy high street with Overground (great connections to the City and Shoreditch, Peckham Rye), there is a superb choice of local independent cafes, bars and boutiques, some of our favourites include Miss Margherita, Babur and La Querce. Brockley and Ladywell are also within around a mile and a half.

Ladywell is a charming neighbourhood packed with a lovely choice of independent shops, cafes and pubs, some of our favourites include Wilsons, The Larder, Gently, Plenty and Ladywell Village Fruit n Veg.

The esteemed London locale Dulwich is also within the local vicinity with Dulwich Village and Dulwich Park accessible, a lovely spot to be enjoyed. East Dulwich is similarly located, with dynamic Lordship Lane a hub of hustle and bustle with an excellent choice of independent cafés, restaurants and boutiques.

These South East London pockets are also home to a choice of green spaces, conservation areas and local arts and community festivals. Beckenham Place Park is a 30 minute walk, and offers beautiful green spaces, a great cafe and bar, community events and festivals.

Slightly further afield Blackheath, Brockley and Greenwich are also a weekend's walking distance.
