Jon-Paul Brampton presents...Gullicott House, peacefully located detached home situated on an acre plot.
The property
Gullicott House forms part of a row of detached family homes constructed in 1996. Set back from the lane with a gated gravel driveway this home occupies a simply stunning plot of circa one acre.
This family home comprises some exceedingly well balanced accommodation across two floors. On entering the spacious entrance hall, there is coat & shoe storage and a downstairs WC. The living spaces are superb, with a main living room boasting a wood burning stove and patio doors out onto the rear garden. There is a separate formal dining room, and a separate study. The kitchen is a great space, with breakfast bar and ample room to dine. A conservatory extension provides further living space, and a separate utility room provides practicality.
On the first floor there is a large main bedroom suite with plentiful fitted wardrobes and an ensuite. A stunning feature here are the patio doors leading out onto a balcony which faces directly over the epic one acre garden. Waking up to enjoy this spectacle everyday must feel like a blessing. There is a further guest suite, again with fitted wardrobes and ensuite. Three further bedrooms are serviced by a family bathroom.
Externally there is a large gated driveway to the front which offers ample parking for multiple vehicles. Screened sympathetically from the road it feels particularly private, and boasts a detached double garage with workshop to the rear. The circumference of the property houses formal gardens, comprising lawn, patio, pond and flower beds and with breathtaking views over paddocks beyond. What is so unique here is the additional side garden which is of approximately one acre in size. A labour of love for the current owners and lovingly cultivated as swathes of lawn, both mown and in part left to nature. A number of trees and fruit trees planted in 1996 that now provide a serene and mature outlook. There are veggie patches and hedgerows. Space for shed and wood storage. A separate entry point for supplies or access. Simply an oasis, a literal natural playground for children and adults, one that you can utilise to fulfil one's own desires. You really need to see it!
All in all, what a charming home. But please do not just take my word for it; browse the photos, watch the video tour and then if you would like to arrange a viewing, please get in touch,
the location
Chequers Lane is a pleasant no through road situated just off the Cheddington Road, which connects Pitstone to Cheddington and beyond. An assortment of homes occupy this street from thatched cottages to more modern builds creating an eclectic mix of property.
In terms of location, Pitstone has a lot to offer. A small village in Buckinghamshire which is adjoined to the picturesque Ivinghoe. There is the quintessential cricket pitch and recreational ground nearby, with a local shop and cafe just a stone's throw away. The amenities of Ivinghoe High Street are not far away where you'll find a Post Office, Library, Florist and Pharmacy. A Doctors surgery is about a 10 minute stroll, as is the popular pub, The Rose & Crown.
Set within an Area of Outstanding Beauty on the fringes of the Ashridge Estate and awe inspiring open spaces of the ancient Ridgeway path and Ivinghoe Beacon, there really is something for everyone. With the market towns of Berkhamsted and Tring just a short drive away, the village offers the best of both worlds; a semi-rural feel with every amenity within easy striking distance.
In terms of transport it is just a five minute drive to Tring Station or Cheddington Station with their regular services into London Euston, and therefore it literally takes 10 minutes to be sitting on a train!
The A41 bypass is close by providing easy access to the M25 & M1. And if it's schools you are after then the village is served by the Windmill Nursery School for pre-school, Brookmead School for primary, and then a fantastic choice of the Grammar schools of Aylesbury, or the nearby Tring School and The Cottesloe School for secondary education.
