Description
3 Kinloch Park was constructed in 2010 to a design by The Denholm Partnership. It is one of the larger houses in the development at Clathymore and has a peaceful position at the end of a cul-de-sac. The property was built to a high specification and it is ideally equipped for families and professionals looking for a rural lifestyle that can comfortably accommodate home working and which is also ideal for entertaining.
The reception hall doubles as a welcoming entertaining space with an open fireplace and library area beside a large window overlooking the garden. The drawing room is a more formal space; it has a peaceful atmosphere with a gas fire, floor to ceiling glazing and access directly to the garden. The kitchen is appropriately positioned in the middle of the house and has been highly specified with cooking and entertaining in mind. There are two integrated dishwashers and a gas range cooker has six rings. In this room there is space for a large dining table as well as comfortable seating, while a gas fireplace provides a cosy focal point beside the glazed seating area which looks over the garden. The kitchen is almost 10m long and has an impressively long central island as well as an adjoining utility room a side door to the front of the house. A spiral wine cellar has been imaginatively built into the floor. Beyond the kitchen is a fabulous home office / work room. This room is ideal for anyone running a business from home, or for a family with a requirement for multiple desks, or as a creative space for adults or children. The home office has been fitted with a versatile furniture system that can be re-arranged according to requirements and offers excellent organised storage. The sitting room is also a large bright room with glass doors opening to the garden. This room would also make an excellent formal dining room. Ceiling speakers have been built into the kitchen, drawing room and sitting room. There is a beautiful guest bedroom with en suite shower room on the ground floor which is fully accessible with built in wardrobes and access to the garden. The remainder of the bedrooms are split between two separate first floor landings. On the main landing there are three double bedrooms. The principal bedroom has floor to ceiling glazing and a balcony that gets the morning sun. It also has built in wardrobes and a luxurious en suite bathroom with bath, shower and two wash basins. Bedrooms 2 and 3 both have en suite bathrooms with dressing areas. In the west wing, on a separate landing, two double bedrooms share a shower room. All these bedrooms are immaculately presented and have far reaching views over the Perthshire countryside.
Garage
The attached double garage is served with water and power. It has automated doors and lots of space for storage as well as for cars. It has a first floor which is currently used as gym but could be adapted to suit requirements.
Garden room
A garden room positioned at the end of the garden has been beautifully fitted out with a seating area and a mini kitchen. This versatile space provides a tranquil spot away from the house that can be used for working, relaxing, entertaining or overflow accommodation.
Barbeque hut
The hexagonal barbeque hut is a fun entertaining space which has been immaculately looked after and is as good as new inside.
Garden
The garden is one of the highlights of 3 Kinloch Park. At the front of the house electric gates open to a generous paved parking area. Behind the house is a south facing mature garden that has been beautifully planted and maintained and is extremely private being entirely enclosed by hedges. Highlights are the sheltered verandahs, trellis walks, blossoming fruit trees and a productive garden with raised beds. From the garden there is direct access to Clathymore’s woodland walk. Water and power points are strategically placed around the garden and there is also a hot tub point on the main verandah.

Spherical rotating garden pod with seating
Location
3 Kinloch Park is situated on the southern edge of Clathymore which is an exclusive rural development 8 miles west of Perth. Formerly an airfield, the development occupies about 60 acres and has been beautifully landscaped so that it now has mature beech hedges, grass parkland, neat grassy verges and a woodland walk that also forms the southern boundary of the garden at 3 Kinloch Park. The development is surrounded by rolling farmland, and from the upper floors of the house there are fabulous views to the hills. Whilst Clathymore has its own neighbourly community, it is also well connected to local communities in Crieff and Auchterarder.
Perth (8 miles) has a concert hall, theatre, cinema, a new museum and several leisure centres in addition to a range of shops and professional services. Gleneagles Hotel and Crieff Hydro are equidistant (11 miles) and both have excellent family-friendly facilities, while the surrounding countryside offers plenty of opportunities for golfing, fishing, hillwalking and cycling. St Andrews and the East Neuk of Fife are also easily accessible being about 43 miles from Clathymore. Gloagburn Farm Shop and restaurant (6 miles) attracts visitors from far and wide and is an excellent source of local produce.
The house is particularly well placed for schooling. There is a local primary school in Madderty and a choice of secondary schooling in Perth. Independent schools within 15 miles which include: Strathallan, Glenalmond College, Morrisons Academy, Craigclowan (prep school), and Ardvreck (prep school). Dundee is 31 miles east and has an airport with daily flights to London. Edinburgh and its airport are about 50 miles south.
