The kitchen: Large enough of course to accommodate a decent sized dining table and the all-important island where friends can (and definitely will) gather with a bottle or two of something wonderful whilst you prepare a course of two of something delicious from the triple Aga. And yes, the tiled floor does have underfloor heating.

Then upstairs we have bedrooms - five in all - and three bathrooms that need little in the way of description. They all have wonderful rural views. The main bedroom is double aspect and has a dressing room between it and the rather splendid bathroom complete with slipper bath and a rather lovely fresco of Snowswick Farm seem from afar to remind you where you are. Across the landing from the main bedroom is a smaller bedroom, probably ideal as either a nursery or as I heard it described rather charmingly, a 'snoring' room for husbands.

Two further double bedrooms share a bathroom and then at the far end of the house is a bedroom with bathroom en-suite and airconditioning and access to a small staircase that leads back downstairs. Great for those guests who like to sneak downstairs to the kitchen for a midnight snack!

Outside

There's plenty going on as you might expect with a house like this. The fun stuff is situated to the rear of the house where we have a heated swimming pool (note: A little refurbishment work needed here) complete with working plant room and changing room, a hard surface tennis court (built 2017), an extremely pleasant patio/party area, a small orchard (apples, pears, cherries & plums) a fruit cage and a small kitchen garden.

Equestrian Facilities

Set way from the house, the equestrian centre beriefly comprises eight loose boxes, tack room, feed room, solarium and wash room all set around a stable yard. There is a menage (30M X 40M), electric horse walker and tractor barn. There is also an open barn over which is a building that was, we understand, intended to be living accommodation for staff.

The Land and Other Information

The remainder of the sixteen acres comprises five grazing fields and a small pond that doubles up as an overflow for the 'wet' cellar.

Heating: The central heating and hot water runs from an oil fired boiler. The Aga and pool is powered by a low pressure gas system.
