At the end of a private drive is this charming cottage, located in an anob surrounded by the countryside. Originally a Victorian coach house it includes a detached annexe that had been the stables. There is off road parking, a log store, a garage and carport flanked by a front lawn. A unique front door opens into a porch and the hall with a cloakroom, the staircase and storage facilities.
A dual aspect snug/bedroom 4 has casement windows and a modern log burner, while the dual aspect sitting room includes a bay and sash windows plus a log burner with an ornate mantle. The contemporary kitchen is open plan to the triple aspect dining area and includes bespoke solid wood units housing upmarket appliances. The dining area has a lantern skylight and French doors to the terrace and pergola covered rear access while the adjacent fitted utility room has underfloor heating and an airing cupboard.
Halfway up the stairs is a unique stained glass window and the dual aspect landing has fabulous views, storage facilities and attic access. There is a family bathroom with underfloor heating, a single bedroom and two double bedrooms including the first bedroom with underfloor heating, French doors onto a flat roof, fitted cupboards and an ensuite bathroom.
The rear garden includes curved flower and shrub beds bordering a lawn surrounded by hedges. A gate leads to the ‘secret wildlife garden, ' featuring wild flowers, a large wildlife pond with a duck house, tall trees backing onto farmland and a detached studio. This is insulated with power, lighting and water access so could be converted to a studio apartment.
The annexe has a private garden and patio. It includes a triple aspect family space with a high vaulted ceiling and an oak crossbeam, a feature brick wall, a red enamel log burner and underfloor heating that flows throughout the building. There is a kitchen area with units and granite worktops housing appliances, a bathroom and two double bedrooms including one with an ensuite wet room.
What the Owner says:
Moving from London 30 years ago, we wanted a rural but not isolated property and found the hamlet of Acrise situated in an aonb surrounded by countryside. Down the hill is the pretty village of Elham with a wonderful gastro pub. Supermarket shopping is provided by the local Waitrose and Sainsburys, plus a large Lidl and an excellent farm shop not far beyond.
We are between the coast at Folkestone and the cathedral at Canterbury, with their vibrant high streets, excellent grammar schools and high-speed train services to London. Canterbury in addition has the universities, Marlowe theatre and independent schools of King's, Kent College and St. Edmunds which is where my sons were educated.
I aimed to sympathetically update and extend the cottage whilst adding the 2-bed annexe which provides a useful passive income, but my passion is gardening and I worked closely with a landscape gardener to create an English country garden with a separate wildlife area and pond surrounded by wildflowers, where ducks plus a plethora of birds are regular visitors. Life however changes and the time has come for me to move on.
