Jon-Paul Brampton presents....space, style and finish in this immaculately presented Pitstone home.

The property

From the moment you enter this home the style and quality of finish is immediate. A welcoming entrance hall with storage for coats and shoes. An immaculate well appointed kitchen with ample storage and built in appliances. A stunning living/dining room with door out onto the rear garden. Stylishly presented and offering plentiful space for sofas and a large dining table, this is a social-able space with a wow factor. There is also a downstairs WC for convenience.

On the first floor there are three bedrooms and a family bathroom. Comprising two double bedrooms and a decent single room, there is plenty of beautiful presented space for family life. An outstanding loft conversion has created a gorgeous main bedroom suite. Constructed with a dormer extension providing great head height and useable space, this room is epic! There is generous wardrobe and eaves storage space, room for a chaise or sofa and dressing table, and an ensuite shower room. Full height doors and a Juliet balcony complete what is a showstopper of a room and one that feels like a sanctuary to be in.

Externally there is an incredibly pretty landscaped garden to the rear. With manicured lawn and two patio areas to enjoy the sun or socialise, this is a beautiful space. There is a gate at the rear which offers access through to the parking area where you'll find your allocated parking space.

From a practical perspective every room has a hardwired Ethernet connection and the property also has access to full fibre broadband. What more could you want?

All in a wonderful family home that will suit many types of buyers, but please do not just take my word for it! Watch the video tour, browse the photos and read the description. Then, if you think this could be the home for you, please get in touch to arrange a viewing,

the location

In terms of location, Pitstone has a lot to offer. A small village in Buckinghamshire which is joined to the picturesque Ivinghoe. There is the quintessential Cricket pitch and recreational ground nearby, with a local shop and cafe just a stones' throw away. The amenities of Ivinghoe High Street are not far away where you'll find a Post Office, Library, Florist and Pharmacy. A Doctors surgery is about a 10 minute stroll.

Set within an Area of Outstanding Beauty on the fringes of the Ashridge Estate and awe inspiring open spaces of the ancient Ridgeway path and Ivinghoe Beacon, there really is something for everyone. With the market towns of Berkhamsted and Tring just a short drive away, the village offers the best of both worlds; a semi-rural feel with every amenity within easy striking distance.

In terms of transport it is just a five minute drive to Tring Station with its regular service into London Euston. The A41 bypass is close by providing easy access to the M25 & M1. And if its schools you are after then the village is served by the Windmill Nursery School for pre-school, Brookmead School for primary, and then a fantastic choice of the Grammar schools of Aylesbury, or the nearby Tring School and The Cottesloe School for secondary education.
