Close to the community vibe of Francis Road and walkable to both Underground and Overground services, this lovely, light and welcoming ground-floor flat offers period charm, a heritage décor scheme, two receptions (with versatility for a third bedroom), and a 31-foot-long private garden.

Set on a friendly, tree-lined street, the flat occupies the ground floor of a Victorian terraced house, featuring a traditional yellow London stock brick frontage and white-painted stone sills, lintels, and columns to the bay windows.

A scrolled cast-iron gate in a low brick wall leads up a terracotta tiled path past a garden with privet hedges. Ahead, set back from an impressive colonnaded porch, the front door has been painted a pale sage, and features attractive long glazed panels and an overhead transom.

Step inside

The front door opens to a communal hallway and your private front door. In the hallway, white walls complement the warm-toned engineered wood floor that flows throughout. From here, there’s a wonderful sightline along the length of the property, with a glimpse of the garden at the rear.

A door to your right leads to the living room – originally the primary bedroom when the current owners purchased the property. Now transformed into a bright and inviting space, it’s bathed in natural light from a tall, wide bay window with tier-on-tier white louvred shutters, making it the ideal spot to read or relax. The walls are painted ‘Cardroom Green’ by Farrow & Ball to the picture rail, rising to a white coved ceiling with a modern pendant light. There’s also a radiator, and potential to build shelving or cabinetry into the alcoves.

The adjacent primary bedroom shares a similar décor scheme and is brightened by a casement window looking out to the side return courtyard and garden beyond. An original, white-painted cast-iron fireplace creates an elegant focal point, while a pair of full-height bespoke double wardrobes with shaker doors and brass handles provide ample storage. You’ll also find a radiator and a pendant fitting to the high, coved ceiling.

Returning to the hall, pass two useful inbuilt cupboards, ideal for coats, to find the bathroom. With ‘Cardroom Green’ walls lit by a frosted side-facing window, it features glossy white metro wall tiles that backdrop a bath with a chrome rainfall shower and Crittall-style glass screen (fitted in 2022). There is also a close-coupled loo, a white vanity with a chrome mixer tap, and a black heated towel rail radiator.

The second reception lies beyond, currently set out as a dining room. With walls painted in dramatic ‘Railings’ by Farrow & Ball, the space is flooded with light from two large timber-framed sash windows offering views out to the side return courtyard. You’ll also find a long radiator, a pendant fitting, and yet more storage potential on either side of the rendered chimney breast.

A curved archway leads through to the kitchen, with a garden-facing window and a part-glazed door to the side return courtyard. The timeless décor scheme pairs white gloss handleless units with a practical wood-look laminate worktop and white gloss metro tiles laid with charcoal grout to the splashback. Other details include open shelving and black adjustable ceiling spots.

A stainless steel one-and-a-half bowl sink with a drainer and chrome mixer tap sits beneath the window, and integrated appliances include an oven, a Zanussi dishwasher, an undercounter fridge, and a convection hob with an overhead extractor. There’s space and plumbing for a washing machine, while the boiler is also discreetly housed here.

The second double bedroom is adjacent and enjoys garden views through a tall casement window with a timber Venetian blind. With a radiator, pendant fitting, white walls, and a wood floor, as seen elsewhere, it’s currently used as a home office but would work equally well as a guest room or nursery.

Outdoors

The garden, which extends to 31 feet, enjoys cool shade in the morning, then beautiful sunlight throughout the day into early evening. Enclosed by timber fencing, the garden begins on a paved side return courtyard, leading to a terracotta-paved patio for dining al fresco. An area with slate chippings transitions to a grassy lawn with stepping stones, a useful shed, and a raised vegetable bed to the rear. Established plants include calla lilies, rosemary, sage, clematis, jasmine and honeysuckle.

A note from the owners

‘This was our first home, and we’ve loved creating memories in it. Across the years, we’ve hosted many dinners and small gatherings with friends who always commented on how comfortable and special the flat feels – it’s such an easy space to live in. We also love the community feel on Newport Road and have enjoyed getting to know all of our neighbours, who quickly became friends.’

getting around

The Tube at Leytonstone is also about 12 minutes' walk, making light work of getting to the City, West End, Canary Wharf and South Bank. In the neighbourhood

Just moments from Francis Road, Newport Road is situated in one of Leyton’s most in-demand locations, thanks to its urban village of independent businesses. Firm favourites include Phlox bookstore, Dreamhouse Records, Edie Rose florist, and Pause yoga studio.

The current sellers like to drink at the Filly Brook or Yardarm, sample the pop-up restaurants at Loop dining and go for cocktails at the new line-up of bars under the arches on Tilbury Road.

Other local sellers particularly recommend Marmelo for coffee and pastries, the Northcote pub, and Dhillon for ‘the best fresh croissants and French bread!’. They also recommend Figo in Leyton (‘a great local Italian with great family service’), Gravity Well Taproom brewery and bar, the Heathcote & Star pub and Coach & Horses, which serves a fantastic Sunday roast.

Coronation Gardens is a 15-minute walk, while Leyton County Cricket Ground, with its wonderful Edwardian pavilion, is under 15 minutes in the other direction. The location is perfectly placed to enjoy the beautiful green spaces of Olympic Park and Wanstead Flats – both within around 25 minutes’ walk (or a short cycle ride). Other local sellers also regularly visit Drapers Fields, Abbotts Park, Hollow Pond, Sidmouth Park and the bluebell woods in Wanstead Park.

You can reach Stratford by foot, with Hackney Marshes and the Queen Elizabeth Olympic Park, with the Lea Valley Hockey and Tennis Centre, VeloPark and London Aquatics easily accessible, along with Westfield shopping centre. The development around the park is on the rise, with the new East Bank cultural hub opening up world-class cultural experiences, including Sadler’s Wells East theatre, the BBC, ual’s London College of Fashion and the V&A East Museum.

Schools

Popular and high-performing schools, including two local primaries: Newport Primary School—rated Outstanding by Ofsted and just a four-minute walk away—and Dawlish Primary School, rated Good and around a 12-minute walk. For older students, Norlington Secondary & Sixth Form for Boys, also rated Good, is only a two-minute walk.
