Chingford station is just a short stroll away, and a private driveway adds everyday ease.

If you lived here...

Tucked behind mature greenery, the approach to this beautiful home is nothing short of enchanting. A gently curving, paved driveway—generous enough for three cars—leads to a classic bay-fronted façade, where crisp white detailing meets rich red brick, and a soft pink front door hints at the charm within. There’s side access to the garden, as well as rear road access to both the garage and the garden room. The garage itself features a remote-controlled electric roller shutter—quietly enhancing everyday ease and flexibility.

Inside, a warm and welcoming hallway unfolds with wide oak floorboards, soft blush tones, and panelled detailing guiding you through. The reception room to the front is quietly elegant, with herringbone parquet flooring, bespoke cabinetry, and a wide bay window filling the space with natural light. Calming greens and thoughtful built-in elements create a space that is both serene and refined.

At the rear, the heart of the home reveals itself. The kitchen is simply timeless in design, with sage cabinetry, brass fixtures, and a skylight that draws natural light across the space. Flowing into the dining area, it opens out through French doors onto the garden, seamlessly blending indoor comfort with outdoor ease. A brick fireplace and pared-back palette elevate the space, making it ideal for gatherings or quiet evenings. Nearby, a boldly designed WC brings playful character, with blush tiles and vintage wallpaper adding a distinctive and memorable touch.
The garden is beautifully conceived—layered with mature planting, a shaded dining terrace, and curved steps leading to a neat lawn. At the far end, a studio and garden room await—private, inspiring, and exquisitely finished. The garden room is heated and soundproofed, fitted with acoustic glass doors—making it ideal as a creative workspace, music room, or serene retreat year-round.

Upstairs, three bedrooms echo the same harmony of style and calm. The main room is soft and soothing with bay views and sage wardrobes; the second, to the rear, overlooks greenery with its rich terracotta accents; the third, a smaller but perfectly formed room, feels serene and sunlit.

The bathroom is a true sanctuary, combining thoughtful design with a calming palette. Twin basins rest on a rich wooden vanity, complemented by brass fittings and softly lit mirrors. A walk-in shower with a black-framed screen adds a modern touch, while the fitted bath, positioned beneath twin windows, offers the perfect place to unwind. Sage-toned walls and natural textures complete the room, bringing a sense of quiet luxury and restful comfort.

Beyond the beauty of the home itself, the surrounding area offers an exceptional lifestyle. With Epping Forest just moments away, you have direct access to miles of ancient woodland—perfect for weekend walks, morning runs, or peaceful escapes into nature. Local spots like the Kings Head, just two minutes from your door, make everyday outings feel special, while The Royal Forest pub offers a more leisurely destination for Sunday lunches or evening gatherings.

Families are especially well served, with a range of respected schools nearby, including the highly regarded Chingford Foundation School—ensuring both convenience and peace of mind.

What else?
Chingford Station is just a 14-minute walk from your front door, offering quick and direct connections to Liverpool Street and central London. With such convenient access, it’s easy to leave the car at home and enjoy a smooth, stress-free journey into the City.

A word from the owners...

"At the top of the hill is access to all of Epping Forest and the highest viewpoint; from there, you can watch a stunning sunset, as well as from the main bedroom of the house overlooking the reservoir. We've enjoyed many walks and bike rides through the forest, past the golf course, and onto Connaught Waters, where you can find even more fantastic routes. We have loved having everything on our doorstep—whether it’s high-quality cafés like 'Dada, ' the King's Head pub literally at the end of the street, the library, shops, or, of course, the overground station, which is a 10-minute walk if you walk fast. We also enjoyed being able to walk to the local primary school, and the community in general is extremely friendly. The house itself has lots of natural light and instantly felt like home, even before we renovated it. We will be sad to say goodbye to this house, which we’ve poured so much care and attention into, and to this chapter of our lives."
