If you lived here...
Occupying the second floor, this well-arranged home welcomes you in via a hallway where polished wooden floorboards set a warm tone. Doors lead to each room, and a recessed cupboard provides useful storage while keeping the space streamlined and clutter-free.
The reception room is well-sized with a wide window that draws in natural light. Timber floors run throughout, and built-in shelving adds a thoughtful touch.
The adjacent bedroom offers a peaceful retreat, softly carpeted and finished in a calm, neutral palette. Its angled outer wall lends architectural interest, and the window ensures a light, airy feel. Comfortably arranged and versatile, this room is ready to be styled to suit.
The kitchen/diner is full of charm and practicality. Wooden floorboards continue underfoot, and a window above the sink fills the room with daylight. Generous worktop space runs along one wall, while a dining nook fits neatly into the layout—perfect for everyday meals or a quiet workspace.
The bathroom completes the layout with a full-sized bath set against a backdrop of glossy white tiles. A deep-set window brings in natural light, enhancing the crisp and inviting atmosphere. Pale tiled flooring keeps the space grounded and neutral, creating a fresh and functional finish.
This vibrant pocket of East London offers an unbeatable blend of culture, green space, and independent spirit. Whether you're craving a laid-back brunch or something stronger, you'll find lots to explore, Brunswick East is just moments away for excellent coffee and food, while Cellar Taps is a great local spot for a pint or cocktail. A short stroll leads to Ridley Road Market, bursting with fresh produce and personality, and the beloved Rio Cinema is close by for everything from arthouse films to cult classics. For time outdoors, Hackney Downs Park and Clissold Park both offer wide open spaces and leafy calm, while those after an invigorating dip can head a little further afield to London Fields Lido for an outdoor swim.

Getting around is simple, with excellent transport links close by to keep you well connected. Dalston Kingsland Station is just a few minutes’ walk, offering Overground services for swift connections across the city. A word from the owner...
"When I first viewed this flat it just felt right, I could picture myself living here. I’ve now been here for 20 years and loved it! All who come round to visit express the very same. The space is light and airy, you will have the morning sun filtering through the bedroom and reception room windows, and the kitchen and bathroom catching the evening sun going down with the most amazing sunsets. The moon also is usually visible from the bedroom and reception. We’ve got to know many of the people who live or work round here and it very much feels like a community. We can’t walk down the road without a friendly wave or chat with someone or other. The barbers downstairs happily take in deliveries for us if we are not home, and are always offering their help. The area has of course changed a great deal in 20 years and is vibrantly full of life and the most glorious mix of people. You will have everything you need on your doorstep, supermarkets, 24 hour corner shops, restaurants, bars, clubs and venues including EartH (where the queue can literally go past your doorstep), art galleries, second hand stores such as Traid and Beyond Retro, designer sample sales, the most amazing car boot sale every weekend at Princess May School, the Dusty Knuckle bakery and Curve Garden near Dalston Junction, Papo’s bagels on Shacklewell Lane, Hackney Downs and Butterfield Green parks, convenient train and bus connections, and of course the legendary Dalston Rio Cinema. We wouldn’t be moving from our wonderful home if it weren’t for the fact that we really do now need another bedroom, and in fact we intend to stay local."
