About this property

  • Communal garden

Immaculate two double bed, two bath apartment of 933 square feet, with a Freehold-share, its own front door, off-street parking (first come, first served), and direct access to a large part-walled communal garden. Lettsom Gardens sits behind this - enjoy a very green and leafy yet very connected setting.

Find your new handsome home on high ground, within a row of identical stucco-fronted listed Georgian houses at the top of Camberwell Grove, in Camberwell Grove Conservation Area. It is a grand Regency-style terrace on one of the finest and most well-connected streets south of the river.

Central Camberwell, East Dulwich and Peckham are all within easy walking distance, and Herne Hill and Dulwich are all nearby.

Back to the flat! In your own front door (past the boiler and water tank cupboard), the first room on your left is a delightful modern shower room, with high-glaze blue tiles and traditional-style sanitary ware.

Next door is your main bathroom. Again, white sanitary ware is pleasingly traditional in style. Brick-style tiling and a marble topped basin unit further impress.

First on your right from the hall is bedroom one - of over 15 feet by over 9 feet. A sash window, pale carpet and pale walls feature here.

At the top of the hall you’ll find your second bedroom - with verdant views via a casement window. The particularly calm room is over 12 feet each way, with built-in alcove wardrobes.

Next door is the main event: Your sizeable reception room - of over 17 feet by over 15 feet. You will note there is lots of space to zone seating and dining spaces. You have good alcove storage (cupboards and shelves) in here, and painted timber-framed glazed French doors deliver you to the large shared garden. As throughout, you have recessed lighting.

Completing the tour, your sash-windowed independent kitchen rests off the reception. This has slick and plentiful modern units, smart stone counters, and high-end integrated appliances (including a full-size dishwasher).

You are sitting pretty here, at the top and southerly end of Camberwell Grove. The street is well-known for its very beautiful architecture (Georgian in the main) and follows the line of a grove of plane trees which once led from a Tudor manor house south to the hilltop, which afforded an excellent view of the City of London.

Back in 2012, the des-res that is cg was dedicated a charming episode in the BBC series in ‘The Secret History of Our Streets’: Well worth a watch.

We've mentioned Lettsom Gardens - it is a top local secret space with woodland and allotments (get your key for a nominal yearly fee). Local larger parks include Ruskin Park, Warwick Gardens, Burgess Park, Peckham Rye Park and Common, Goose Green and Brockwell Park.

For little ones, there is a good nursery (Camberwell Grove Nursery) a few doors down, and popular local primary schools include Lyndhurst and Dog Kennel Hill. The Villa Nursery and Pre-Prep. School are also nearby, on Lyndhurst Grove (2-7).

Getting around? It is so easy! London Bridge, London Victoria, Clapham Junction, Kings Cross St Pancras and Canary Wharf (via Canada Water), are all quickly reached from either Denmark Hill Station (eight minute walk) or East Dulwich Station (10 minute walk) both in Zone 2 for regular rail/Overground trains, plus there are lots of useful bus routes just a few minutes from your door.

Local social hubs include Bellenden Road (check out Artusi, Ganapati, The Begging Bowl and The Sourcing Table) Rye Lane (for Forza Wine and Peckham Levels, The Bussey Building and many more), Camberwell Church Street (in central Camberwell we like Gladwell's, Veraison Wines, The Kerfield, Little Cellars, Theo's, The Camberwell Arms, Silk Road, The Kerfield, Grove House Tavern and Hermits Cave) and Lordship Lane (for The Cheese Block, smbs Foods and Franklins, among others).

A large Sainsbury’s store is local on Dog Kennel Hill, or nip down to the M&S Food Hall by East Dulwich Station.

South London Gallery is a short stroll away, and Camberwell leisure centre (Artichoke Place) has a good range of classes plus gym and swim facilities. Also at the foot of cg is Butterfly Tennis Club, with Zen Yoga studio next door.
