Walking Distance to Walthamstow Central
A bright and beautifully finished one-bedroom apartment on the ground floor of a charming Victorian conversion, immaculately designed throughout with a dreamily secluded private garden at the rear. It’s all enviably located within walking distance of both Walthamstow Central and Blackhorse Road and so excellent transport options as well as top class food and drinks.
If you lived here...
After exploring your new neighbourhood, you’ll completely understand why E17 is so often dubbed as one of the best places to live in the press, but there’s more to this home than the location...
Thanks to the generous bay window, your reception room is bursting with light, with original timber flooring and immaculate neutral decor. Meanwhile, your bedroom’s a double, with timber floorboards painted white to accentuate the brightness of the space. The tasteful decor here carries on through to the bright dine-in kitchen, which does a good job of balancing tradition with modern convenience. You’ll love the smart units and glossy metro brick tiles, not to mention the space for dining. As for your bathroom, it’s a great size with smart fittings and an over-tub shower.
At the rear you’ll find access up to your spacious garden, where the brickwork and rich foliage combine to give a wonderful feel of seclusion. The majestic palm is sure to be a favourite feature here.
Beyond your home, you’re in a brilliant spot for exploring E17. As well as being a hub for coffee shops, bars and eateries, there’s an abundance of green space; it’s a nine minute stroll from the glorious Lloyd Park, where you’ll also find the William Morris Gallery and Deeney’s cafe. Head a similar distance to Blackhorse Road where you’ll find the excellent bottle shop/bar Forest Wines (11 mins) and a genuine Banksy outside the cheerful Bonners fish and chip shop (12 mins). If you need to travel beyond E17, it couldn’t be easier; Walthamstow Central station is 14 mins on foot, where you can also access the Victoria line and the Weaver Overground. Or Blackhorse Road station is slightly further (one minute tops), offering the Victoria line one stop closer to Central London, plus the Suffragette Overground.
What else?
- Just ten minutes from you is East of Eden, offering yoga and pilates whenever you need to do some serious stretching, while craft beer fans can get their ‘exercise’ on the Blackhorse Lane Beer Mile, where locations include Signature Brew, Exale and Big Penny Social - you can be at the first stop within around 17 mins.
- Just ten minutes away, you’ll find “London’s best pizza” (according to the Evening Standard) at Sodo on Hatherley Mews, an area that’s enjoying a fantastic regeneration thanks to the imminent arrival of Walthamstow Soho Theatre there.
- You’re a handy ten minute stroll from Europe’s longest market, which runs along the High Street. Here you’ll find Forest Cinema and the convenient chains in the 17&Central shopping centre.

A word from the owner....
"A classic Victorian home with a bright interior, stunning light, fantastic neighbours and a front and back garden that has brought so much joy, entertaining with summer BBQ's, plus the opportunity to extend and make the property even bigger! The community on this road is particularly great with a street whatsapp group you can join and a friendly vibe. What has made this home so special to me is this unbeatable location; with the reliable & speedy Victoria line (24 hrs at weekends) and overground transport connections within 10 mins walk, the Wetlands and Epping forest are as easily accessible as Central London. It's rare to find a home so close to both a station and big green spaces. The perfect combination of a peaceful, quiet neighbourhood but with great nightlife a few streets away including the new Soho Theatre, and some of London's oldest pubs and new breweries. I love going to these places, all within a 10 minute walk: Daily jaunts to Lloyds Park with its huge ponds, tennis courts and outdoor gymnasium. The William Morris Gallery with its constant flow of new exhibitions, great coffee & a weekend farmers' market. Walthamstow Trades Hall for dancing the night away. The Bell for quiz nights and Sunday pub lunches (enjoyed in a pretty garden when the sun is out), Sodo for drinks and pizza, Taro for incredible and well priced Japanese food set in an old Pie & Mash Shop with original interiors, Le Delice for a wfh lunch, and of course being so close to both a tescos and a sainsburys is a life saver."
