The Old Rectory is an impressive detached family home with four bedrooms and attractive accommodation, set in a sought-after position in the small Lincolnshire village of Withern. The property features light and airy accommodation with comfortable, flexible reception rooms, while outside there are splendid gardens overlooking open fields.
The ground floor offers four well-presented reception rooms in which to relax or entertain. These include the sitting room at the front, which has a brick-built fireplace and is currently used as a study. There is also a formal dining room with a dual aspect, while towards the rear, the main reception features an elegant open fireplace and French doors opening on to the south-facing gardens. Also on the ground floor, the kitchen and breakfast room provides space for a breakfast table for informal dining, while the kitchen itself has bespoke wooden units, a central island with a breakfast bar and an Aga.
Upstairs there are four double bedrooms, including the generous principal bedroom, which benefits from built-in wardrobes and an en suite bathroom. Each of the three additional bedrooms has fitted storage, while the first floor also has a family bathroom with a freestanding bathtub, dual washbasins and a separate shower unit.
At the entrance to the property, the gravel driveway provides access and ample parking in front of the house, as well as to the detached double garage for further parking or storage and workshop space. At the front the gardens have an area of lawn, bordered by mature trees and established hedgerows, while the south-facing rear gardens have a patio for al fresco dining, with a further area of lawn, with border beds filled with various shrubs and flowering perennials. There is also a vegetable garden with raised beds, plus a greenhouse, a summer house and a timber-framed storage shed.
