The cottage offers charm and character in abundance, with exposed flint work in the walls and timber rafters within the vaulted ceilings, as well as an original inglenook fireplace housing a wood burning stove in the sitting room. Outside, there is a private garden with a seating area in front of the cottage and a paved terrace around the garden room at the rear. There is also a driveway providing parking space for at least one vehicle.
The cottage has successfully been let out for holidays and short breaks in recent years and provides the perfect base from where to explore the area. We would like to make interested parties aware that the property is available with no onward chain.
Accommodation
Upon entering Hobbit Cottage, you are welcomed into an authentic entrance hall with traditional pamment tiled flooring and rustic wooden doors. From here you have access to a small utility room and a large a storage cupboard which is perfect for stowing away your boots and shoes. The entrance hall also leads into the kitchen, which is well-equipped with a collection of base and wall-mounted storage units, along with a Rangemaster oven, hob and extractor, space for an American style fridge/freezer and a dishwasher. The kitchen also provides plenty of space for a dining table with chairs, which flows openly into the characterful cottage style sitting room, with original wooden floorboards, exposed chalk brick walls and beamed ceilings. The room is focussed around the traditional inglenook fireplace with a wood burning stove, where you can imagine sinking into a comfy sofa and relaxing in the cosy atmosphere. Set just off the sitting room, there is a small study area with fitted shelving and book cases.
At the rear of the ground floor is the spacious and highly versatile garden room, which overlooks the rear courtyard. The room currently houses a dining table and chairs, alongside sofa and coffee table; however, it could also make the ideal games room or hobby room.
Stairs from the sitting room lead up the first floor, where there are two double bedrooms, both of which have sloped ceilings and display a wealth of character. The bedrooms are served by the luxurious family bathroom, which is located on the ground floor and comprising a traditional roll-top bath, separate shower with both rainfall effect and power shower options, a large hand basin, WC and 2 heated towel radiators.

Snettisham is a popular village approximately 5 miles south of Hunstanton and 10 miles north of the historic market town of King's Lynn. The village is known for its sense of community, with various clubs, groups and an active programme of events around the churches and village hall. Within a short stroll of this property there are a variety of shops (including a Co-op, bistro, hairdresser's and pharmacy), the Old Store coffee shop & micro -bakery, the award-winning Rose and Crown public house, primary school, doctor's surgery, vet's practice and builder's merchants. The village church is a striking feature of the landscape, with a 175ft tower and spire, thought to be one of the tallest in Norfolk. Opposite the village hall there are playing fields and a cricket pitch, which also hosts regular car boot sales and a farmer's market. An annual Victorian Christmas Fayre is held in the village square. Other local attractions include the nearby Royal Sandringham Estate, Norfolk Lavender and farm shop at Heacham, several wildlife areas (including rspb reserves at Snettisham beach and Titchwell), the beautiful North Norfolk Coast, various golf courses, walks and sailing.
