About this property
Noorderzon is a converted Belgian Spits. She’s 28.5 metres by 5.05, and is on a secure, residential mooring in East London.
The boat features central heating, broadband, shore power, mains water, full headroom throughout (i’m 6’5”), and lots of space for a family.
From back to front (or stern to bows, for you nautical types):
– bedroom 1: Former skippers’ quarters. Built-in bed (small double), lots of wardrobes (both hanging and shelved storage), and comfortable space for a desk/work area.
– kitchen / dining room: Professionally renovated. Electric hob and oven, sink, space for fridge. Total area approx: 4m x 4m
– Wheelhouse: This is the main entrance to the boat. Navigation equipment, access to engine room, steps down to living room in the former hold.
The former hold has oiled, hardwood flooring, polished brass portholes, and is newly decorated with F&B paint.
– Living room: Approx 5m x 5m.
– Corridor (approx. 1m x 5m), leading on to bathroom and bedrooms 2,3 and 4
– bathroom (approx 2.5 x 4m), sink, (regular, domestic) toilet, corner bath with shower, being renovated.
– bedroom 2 (approx 3 x 4m), with built-in wardrobes. Fits a double bed and chest of drawers.

– bedroom 4 (approx 5 x 5m). This room is being renovated – currently a temporary kitchen.
– steps to utility room, with washing machine and tumble drier
– storage area
Total usable indoor space is approx 110 square metres.
There is space under the hatches for storage.
The boat is on a secure, transferable mooring in Barking, East London. It’s registered as a fully residential address, which helps registering to vote, credit scores, as well as receiving post!
There’s a bus stop 3 minutes walk away, and Barking station is just 15 minutes walk. From there, a mainline train to Fenchurch Street (20 minutes) and District and Hammersmith and City line underground. There are shops and cafes within 5 minutes walk.
There is free parking for 1 car.
The moorings are along a housing development that’s in its final stages (completion is due 2026). Once the development is complete, the moorings will be redeveloped. This will complete the redevelopment of the Barking Creek riverside, bringing modern housing, new shops and cafes, landscaping and leisure opportunities. There’s a small nature reserve a few minutes walk from the moorings. Apartments in the adjoining development start at £300K for a 1-bedroom.
The boat has a working engine, navigation lights and vhf radio – I bought her in Amsterdam and sailed her across the North Sea. The engine is a Detroit Diesel two-stroke, capable of around 10 knots; steering is manual, with dual rudders.
Full Boat Safety Scheme certificate. She will be in dry dock in June 2025, with a full survey from a certified surveyor. This will save potential purchasers the cost of transport, dry docking and survey.
She’s fully insulated, and is warm and dry in the winter (diesel-fired central heating helps!) and cool in the summer. There’s deck space for enjoying the sunshine in the summer, and watch the various waterbirds do their thing.
She’s a comfortable family home, economical to run (low council tax, cheap bills), and the site is very safe (locked access gates and CC TV). The mooring community is friendly and helpful.
