At the rear, a private garden provides a tranquil outdoor escape. Moments from the wide green expanse of Lloyd Park, the location combines a welcoming community feel with excellent local amenities. If you lived here...
Step through the front door into a welcoming hallway with handy built-in storage and access to every room. At the front of the home, the principal bedroom is bathed in natural daylight from a generous bay window and features a full wall of integrated wardrobes, paired with plush carpeting for a warm and restful feel. Just along the hall, the bathroom is finished in clean white tiling with gentle grey accents and a matching bath panel, delivering a bright, smartly arranged space with a streamlined design.
The second double bedroom offers a peaceful, comfortable ambience with a soft neutral palette and fitted carpet underfoot. Back through the hallway, the home opens into a bright and sociable kitchen/diner, where a bay window creates the perfect setting for relaxed meals. The kitchen stretches elegantly along one wall with glossy cabinetry and tiled splashbacks, blending style with function. This space flows beautifully into the lounge, where rich tones and considered finishes add a sense of character. French doors and a skylight draw in the light and create a natural link to the garden, making this a lovely setting for hosting or simply winding down.
Outside, the west-facing garden is a true urban haven. A raised decked terrace just off the lounge offers space for morning coffee or evening drinks, while paved paths lead past planted borders and a neat lawn to a charming timber shed tucked beneath the trees. This well-balanced outdoor space is perfect for pottering, playing, or soaking up the sun throughout the day.
This home enjoys a prime spot within easy reach of some of Walthamstow’s most cherished highlights. A short stroll brings you to the heart of Walthamstow Village, where charming streets are lined with independent shops, cafes, and pubs. Favourites include The Nags Head for a laid-back pint and Eat17 for seasonal dining in stylish surroundings. Nearby, Lloyd Park offers a welcome green escape, with open lawns, a café, and the William Morris Gallery at its centre. For vintage finds and curiosities, Wood Street Indoor Market is a local gem packed with character. And for culture lovers, the newly opened Soho Theatre Walthamstow brings world-class performances to your doorstep.
What else?
Transport links are excellent, with Wood Street Station just a short walk away, offering swift journeys into Liverpool Street. Walthamstow Central is a little further on, providing both Victoria Line and Overground services for fast access across the city. From here, getting around London feels straightforward and well connected.

A word from the owners...
"Living on Spruce Hills Road has been a real joy for us. One of the things we’ve loved most is the strong sense of community — everyone is friendly and welcoming. We’ve had lots of street parties during our time here, with lovely neighbours looking after each other, which really made us feel part of something special. Although the house is close to bus routes and great local amenities, it’s surprisingly peaceful. The top of the road is closed to traffic, which keeps the street quiet and safe — something we really appreciated, especially when spending time in the garden or with guests. Our private west-facing garden has been a highlight. We’ve enjoyed countless relaxing afternoons there, and even held our wedding reception in the space, which made it all the more meaningful to us. The location has so much to offer. Chestnuts Field is just at the end of the street — perfect for a quick walk or some green space. We’re also just five minutes from the Waltham Forest Feel Good Centre, which has a great gym and swimming pool. Wood Street, with its independent shops, cafes, and market, is a short walk away, and we’ve often strolled to Lloyd Park or even Walthamstow Village, both of which are within 10–15 minutes on foot. It’s a rare combination of convenience, community, and calm — something we feel lucky to have found. We hope the next owners will love it just as much."
