About this property

Located on a quiet cul-de-sac is this stylish and immaculately presented three double bedroom Victorian home. This beautiful property has been meticulously maintained by its current owners and is tastefully finished throughout. The key features include a host of retained period character, two separate reception rooms, a recently extended kitchen/diner, two double bedrooms and an impressive loft conversation.

Ground floor accommodation comprises; Main entrance and porch which leads onto the hallway with stripped wooden floor and a W/C neatly tucked underneath the staircase. The living room and lead reception sits at the front of the property and features a double glazed bay window, ceiling cornice, stripped wooden floors and a cast-iron wood burning stove. Next door, accessed via crittall doors, is a versatile second reception room, currently occupied as a dining room, which includes stripped wooden floors and a exposed brick fireplace. This room opens beautifully onto an extended kitchen/dining area which is filled with natural light thanks to a recent side return extension. The kitchen/diner is split into a dining area and a spacious contemporary kitchen that incorporates a peninsula. The kitchen has been fitted with a range of wall and base units with Corian worktops and stainless steel fittings. Finally, a patio door seamlessly connects to the rear garden and completes the overall look.

A staircase leads up to the first floor to two bedrooms and a family bathroom. At the front of the house is a stylish master bedroom that spans the entire width of the property and benefits from painted floorboards and twin double-glazed windows providing a pleasant outlook onto Ellicott Road. Another well-proportioned double bedroom sits in the middle of the house which is currently being used as a nursery whilst a spacious family bathroom is at the rear of the floor and features a modern white suite with floor-to-ceiling tiled splash-backs.

On the top floor is an impressive principal bedroom, spanning the depth of the bedroom benefitting rooftop views across to the East of Bristol via bi-fold Juliette balcony doors. There is also an en-suite shower and ample built-in storage within the eaves.

Externally, the front of the property benefits from the classic red brick-fronted facade and a low maintenance front garden. Whilst the delightful rear garden is presented into three sections, beyond the patio door is decking providing access to storage and steps down to a laid lawn and outdoor kitchen/BBQ area bordered by raised flower beds. A path unwinds to a paved patio/seating area with a gate providing rear access to the property.

“Ellicott Road has been such a happy home for us for over 10 years now. The street has a genuine community feel with friendly, helpful neighbours who look out for one another and the cul-de-sac means it’s safe and quiet. Outside of the street you can walk to pretty much everything, with great cafes like Mod Coffee and fed to local restaurants and our fave pub the Lazy Dog (you have to try their Sunday Roast). We are spoilt for choice with green spaces and our little one has loved having so many parks to try nearby. Being true homebirds, one of the things our family has loved is the cosy fire in the front room in the winter. In the summer it’s all about hosting BBQs in the back garden. We’ll be sad to say goodbye to this house and the street and hope the new owners will love it as much as we have.”

Ellicott Road has a real sense of community and enjoys a convenient position in the area, being within easy access to both Gloucester Road, and the M4/M5 motorways.
