Description
Old School House is an attractive, south-facing and conveniently located country home, located just outside the small village of Kellas. It dates from the early 19th century, and as the name suggests, it was originally the school and schoolmaster’s house, up until the 1870s. It was then re-acquired by the local estate and later became part of a smallholding, before reverting to a private house in 1960. It has been occupied by the seller’s family since just after the First World War. It is a pretty house, Listed Category C, which sits well within its own gardens, extending to some 0.79 acres, adjacent to an area of woodland and open agricultural land. A sunroom was added in the 1990s to link the house to its garden, which, given the location, is a haven for wildlife, with a large number of birds being seen. In 2022 many of the double-glazed windows were replaced and a new boiler was fitted.
The large sitting room was the original schoolroom, with the two storey master’s house adjoining. Part of this has been used as a separate annexe in the past by a member of the family, encompassing a living room (previously used as a bedroom), kitchen, and shower room, along with its own entrance, but this is all now within the main body of the house. As such, the house, which was refurbished in the 1980s and could benefit from some modernisation, has considerable potential as a wonderful family home.
It is a harled house, with a slate roof, and an extension to the rear. There is gravelled parking to the side. From the garden, a sliding door opens to the sunroom which has a beamed ceiling, wooden floor and inner doors to a hallway where there is a staircase to the first floor and a walk in understairs cupboard. To one side is an office with fitted desk and shelves, and the spacious sitting room which has a high beamed and wooden ceiling, and a fireplace with an electric stove. Beyond is bedroom 1, which is double aspect and has a partially tiled en suite with bath with shower, wash hand basin, and WC. Linking to both the sitting room and the hallway is the kitchen. This looks over the garden to the rear and has fitted units with a sink, Indesit dishwasher, Hotpoint four ring ceramic hob with extractor, Bosch oven/grill and a Hotpoint fridge. There is ample space for dining. To one side is a rear entrance lobby with a walk-in shelved cupboard, and a utility room with fitted units with sink, plumbing for washing machine and dryer.
On the other side of the hallway is a living room/bedroom 2 with a tiled fireplace. Beyond is a side entrance lobby, and a partially tiled shower room with washbasin and WC, along with a walk-in cupboard and a pantry (previously used as a kitchen) with fitted units with a sink, which links back to the main kitchen.
Off the first floor landing are bedrooms 3 and 4. Bedroom 4 is double aspect, while a bathroom has a bath with a shower, wash basin, and the WC.
There is an outside Grant boiler. A wooden workshop has a corrugated roof and is part timber-lined, with power and light, and a fitted workbench. Adjoining is a wooden garage with two up and over doors (one automatic). The main area of garden in front of the house is charming, with many fine shrubs including flowering rhododendrons and azaleas. Attached to a stone dyke is an original bee bole. There are extensive lawns and trees. To the side of the house is a sheltered and part covered paved area, ideal for afternoons and evenings. There is a wooden garden shed while behind the house the garden includes a rockery, small pond, shrubs, and lawn.
Location
Old School House is most attractively situated, just to the north of Kellas, and only 3 miles to the north of Broughty Ferry, in Angus. The house has a pleasant semi-rural location, being just outside the village of Kellas, and is well connected. There is a nearby primary school at Murroes, and a local shop in the nearby village of Wellbank. Local secondary schooling is found in Monifieth, with private schooling at the High School of Dundee. Old School House is just some 6 miles from Dundee City Centre.
Broughty Ferry has a wide choice of shopping facilities and supermarkets, a library, the castle museum and a beach, together with a train station, harbour, and the Royal Tay Yacht Club. In addition, there is a railway station at Carnoustie, with a mainline station at Dundee, which offers services to Aberdeen, Edinburgh, Glasgow, and the south, including a sleeper. Dundee is an established centre of excellence in education and life sciences, and has renowned cultural facilities, including the V&A museum. Dundee Airport has direct services to Heathrow, and both Edinburgh and Aberdeen airports are easily reached. The A90 dual carriageway, which links to both Aberdeen and Perth, and beyond to Edinburgh and Glasgow, is only some 2.5 miles away.
Locally, Crombie and Monikie country parks are easily reached, as is sailing on the River Tay and a choice of sandy beaches. Close by, the Forbes of Kingennie Country Resort has a popular restaurant, four well-stocked lochans for bait and fly fishing, and a nine-hole golf course. There are also a number of fine links courses in the area including Barry, Panmure, Monifieth, and, of course, Carnoustie, which has hosted Open Championships. The Angus glens also offer some of the best hill walking in eastern Scotland and skiing at Glenshee.

From the A90 (Dundee to Aberdeen dual carriageway) some 1.8 miles north of Dundee (or 9 miles south of Forfar) turn east, signposted to Shielhill and Kellas. Continue for 1.6 miles and at the crossroads at Murroes School, adjacent to the War Memorial, continue straight over. The Old School House will be seen on the right after 0.8 miles, just after a right hand bend.
Alternatively, from Dundee take the A90 (Dundee to Arbroath road) and at the Claypotts junction (adjacent to Sainsbury’s) take the B978, signposted Kellas. After 0.5 miles turn right, signposted Kellas and Wellbank and continue on the B978. In Kellas turn left, opposite the bus shelter, signposted Tealing. Old School House will be seen on the left after 0.3 miles.
If heading south and towards Dundee on the B978 proceed through Wellbank and after a mile, in Kellas, turn right opposite the bus shelter, signposted Tealing, and the house will be seen on the left after 0.3 miles.
