The Sellers View
We have loved living here for the past 39 years and have raised our three daughters in this home. It’s a peaceful area with excellent access to both primary and secondary schools, making it ideal for families. The transport links have been a real benefit, with regular bus services and Tilehurst train station just a five minute walk away, offering a direct route to London Paddington in around 35 minutes.
One of the things we’ve enjoyed most is the setting. McIlroy Park sits just behind the house – perfect for dog walks, woodland adventures with the children, and now with our grandchildren too. From the front, we’ve always appreciated the lovely view across the Thames Valley. Local shops and a supermarket are also close by, all within a five minute walk.
This has been a very happy home for us, and we hope the next owners will enjoy it just as much as we have.
The Agents View
This is a lovely example of a 1930s mid terrace home, built around 1937 and presented to a really good standard throughout. The classic layout has been thoughtfully improved over the years, with the corner fireplaces removed from both the living room and kitchen – a popular change with this design that really opens up the space and gives more flexibility. Plus there’s a conservatory that works brilliantly as a dining area.
To the front, there’s driveway parking for one car, and at the rear, the garden is a great size and designed to be low maintenance. There’s also a garden room with power and light, which works perfectly as a home office, hobby space or just extra storage. Upstairs, you’ll find two good size double bedrooms, a single room and a stylish shower room.
One of the real standout features is the gate at the end of the garden, which leads directly into McIlroy Park – ideal for dog walkers, families and anyone who enjoys having green space on the doorstep.
The Area View
44 Thirlmere Avenue is situated in a popular and well-established area of Tilehurst, offering excellent access to a range of local amenities and transport links. For families, there are several highly regarded primary schools nearby including Westwood Farm Primary and Denefield School a short drive away for secondary education. Commuters will appreciate Tilehurst train station just over half a mile from the property, providing regular services to Reading town centre and direct trains to London Paddington in under 40 minutes.
Local shops and supermarkets are within easy reach, with Tilehurst high street offering a variety of cafes, restaurants and essential services just a few minutes away by car or bike. For outdoor leisure, the property backs onto McIlroy Park, giving immediate access to green space for walking, cycling or dog walking.
The A329 and M4 motorway are also close by, making travel by car straightforward for journeys to Reading, Newbury or further afield. Overall, this location offers a great balance of convenience, schooling and access to nature, ideal for families and professionals alike.
