Tucked away in E17’s thriving St James Street neighbourhood, just a short stroll from the much-loved Walthamstow Wetlands, this two-bedroom apartment occupies the first floor of a charming period property. If you lived here...

Thanks to the generous amount of living space on offer, settling in here will be a breeze. The sole-use hallway provides a lovely sense of arrival and privacy. Moving through to the reception room, you’ll immediately appreciate the wonderful natural light pouring in through the large, south-west facing windows — making it a bright, airy and relaxing space to unwind or entertain.

The kitchen, thoughtfully positioned towards the rear of the property, is a great size. Both bedrooms are equally bright and spacious, while the bathroom is well-finished and fresh throughout. And if you need even more room for your belongings, the two loft spaces provide a brilliant, easily accessible storage solution.

Beyond, you’re spoilt for choice when it comes to greenery. You can cycle almost traffic free to Stratford and the Olympic Park in 30 minutes, and you’re also within walking distance of the Walthamstow Wetlands.

Not only does the Coppermill area have its own amazing community - including the Coppermill Pub, you’re in a great spot between Blackhorse Road, Walthamstow Central and St James. In the latter you’ll find the creative hub crate and pizzeria/bar True Craft, while in the former you can explore the Blackhorse Beer Mile, featuring some of East London's most exciting breweries, bars and street food.

Need to escape beyond Walthamstow? It's just seven minutes on foot to St James Street station, where the Weaver Overground line will zip you to Liverpool Street in just 16 mins. Alternatively, take a 12 minute stroll to Blackhorse Road station, where you have access to the Victoria line and Suffragette Overground.

What else?

- Head to Walthamstow Central for Europe’s longest market which runs along Walthamstow High Street, as well 17&Central shopping centre and Forest Cinema. The buzzing Hoe St is just beyond, which is now home to the long awaited Soho Theatre Walthamstow.
- Situated in Walthamstow Pumphouse Museum - a ten minute walk away, is supperclub.tube, an incredible dining experience in a refurbished tube carriage. We’d call it a hidden gem, but it’s already a Time Out favourite.
- Just nine mins away you’ve got an original Banksy, preserved within the Bonners fish and chip shop signage. Grab some delicious takeout and soak up some culture worth bragging about.

A word from the owner...

"I lived happily in the property for almost 9 years, after which I rented it out for some years. The tenant who has just left also lived in the property for many years. I only left when somewhere larger was needed due to expanding family. Walthamstow is a dynamic and interesting area. It is a great place to spend a part of your life within. The flat is brilliantly located. Not only is it walking distance to Walthamstow centre, but it lies right next to Walthamstow Marshes. This gives access to Hackney Marshes, Victoria Park, the Olympic Park, the River Lea and so much more. There is a tremendous amount to discover. Walking, running and cycling opportunities are abundant. The flat is also a good size with a very large, sunny living room and two good sized bedrooms. The neighbourhood is friendly. Transport links are excellent. The flat is 5 minutes walk from St James Street station and within 10 minutes walking distance of the underground. I think there is a lot to love about the flat and the area."
