Introduction & Approach

This superbly presented family home positioned within a lovely, quiet development off Curborough Road in Lichfield will prove extremely popular to buyers looking for a home that is ready to move into.

The house holds an elevated position, set back from St Helens Road behind a sloped, block-paved driveway that has comfortable parking for two cars, with a third able to be parked alongside the house, preceding the garage. The garage has a manual up and over door to enter and the is a personnel door to access from the kitchen.

At the rear of the property is a delightful garden that begins with a slabbed patio with plenty of space to position an outdoor patio set. A further patio is laid on the upper part of the garden that is mainly laid to lawn and has a curved retaining wall from the lower patio, and a couple of steps in between. Attractive plants are found at the left corner to give a pleasant finish to what is a wonderful private space to relax and entertain guests.

Ground Floor

Viewers enter the home from the driveway to the side of the house where a brand new composite front door opens to a generous hallway. The hallway spans the width of the centre of the building and has a door to the lounge at the front and French doors opening into an outstanding open plan kitchen at the rear. There is also the staircase leading to the first floor that features a storage cupboard underneath, accessible from a door in front of the entrance.

The kitchen has been impressively extended by previous owners, with a fetching navy blue suite that has been recently fitted by the current owners. This includes the sought-after feature of an island. Even with this in place, there is still masses of ground space available made evident on the photos by a dining table that barely takes up the space remaining. This area of the house was originally a small dining room and separate kitchen; however, it was knocked through and extended to create a vast room with a vaulted ceiling that contains two skylights. A set of French doors at the rear lead out to the garden and the aforementioned personnel door into the garage is at the right.

As with the rest of the house, the lounge has been tastefully decorated. Spanning the full width of the house, this is a very generous reception room and has a bowed window at the front to allow plenty of natural light.

First Floor

The first floor comprises of a landing with window to the side that has doors leading off to three bedrooms (two doubles and a single) and a family bathroom. The main bedroom is at the front of the house and includes a large recess over the stairwell for a wardrobe.

The family bathroom has been sensationally refurbished by the current owners where the removal of the redundant airing cupboard has created space for a fabulous modern suite. It comprises of a bathtub with black shower fittings and taps, along with a glass screen and trendy wall tiling, a wash basin sat atop a storage cabinet, toilet, and a heated towel radiator.

Transport links

St Helen’s Road is part of a quiet development off Curborough Road, which links to Eastern Avenue - the bypass serving the northern side of Lichfield. At one end of Eastern Avenue is the link to the A51 to Rugeley & Stafford. At the other end is the Trent Valley roundabout, giving links to the A5127 (for Lichfield City Centre & the A38 to Burton & Derby) and Cappers Lane toward the A38 for Birmingham & Sutton Coldfield.

Perfect for longer distance commuters, the property is located a short drive from Lichfield Trent Valley railway station. There are split level platforms as the station is part of both the West Coast Mainline and Cross City Line. This means there is access to major UK destinations such as London, Birmingham, Liverpool & Manchester to name a few, as well as destinations in the midlands including Sutton Coldfield, Redditch, Atherstone, Nuneaton & Rugby.

There is a regular bus service to Lichfield City Centre Bus Station located from stops on Curborough Road. The bus station provides links to all the above destinations as well as places beyond Lichfield to the west including Walsall, Brownhills, Burntwood & Cannock.

Schools & amenities

Being one of the smallest cities in the UK, one of the endearing benefits of living in Lichfield is that the City Centre is within a 25-35 minute walk, where there are plenty of famous and independent stores. The city is steeped in history including the cathedral, churches and the Birthplace of Dr Samuel Johnson, credited for compiling the English dictionary amongst other literary achievements. Lichfield Cricket & Hockey Club isn’t far from the property at all, being located on the opposite side of Eastern Avenue.

Travelling by car, a short journey along Eastern Avenue will bring the new owners to a row of independent shops and convenience store at Netherstowe and another convenience store and Doctors Surgery closer to home near Augustine’s Walk. The nearest supermarket is a large Morrisons store near to Beacon Park. In fact considering its size, Lichfield is also home to Waitrose, Co-operative, Tesco Extra, Aldi & Lidl supermarkets.

According to the Staffordshire Schools website, the catchment secondary school for this home is Netherstowe High School which is only 0.6 miles away, with the Friary High School being ever so slightly further at 0.7 miles. As the catchment primary school, Willows Primary School is merely a stroll away at just a tenth of a mile away. Although we have researched this information, parents are advised to confirm catchment via the local authority.
