If you lived here...
Perfectly positioned on Hainault Road, this apartment gives you the best of both worlds: The buzz of High Road Leytonstone and the close-knit community vibe of Francis Road’s Leyton Village. Mornings start right with coffee from Perky Blenders or Curved Brick, and evenings bring a choice of local gems like Gravity Well Taproom, Leyton Calling, Burnt Smokehouse, or Bamboo Mat—all just minutes away.
Inside, the open-plan kitchen/reception stretches over 25 feet, offering a versatile space for entertaining or winding down. A large window and glazed door open onto a Juliette balcony, letting the summer breeze drift in. Wide Amtico flooring in a rich wood tone flows throughout, grounded by calming blue-grey walls and accented by built-in shelving and cabinetry along one wall.
The kitchen sits neatly in an L-shaped layout, maximising storage and prep space. Sleek white units are paired with a feature wall of horizontal timber slats, giving a stylish, modern edge that still feels warm and practical.
A central hallway—with ample integrated storage—leads to two generously sized double bedrooms. The main bedroom includes built-in wardrobes and a contemporary en-suite, while the second bedroom is served by a well-appointed main bathroom.
What else...
Effortlessly connected to tube stations, bus routes, and cycling paths, ensuring seamless travel into the City and beyond (Central line to Stratford in 6 mins, Liverpool Street in 12 mins and the West End in 30 mins)
Leytonstone High Road has everything you need close at hand—from an Aldi and a large Tesco for your weekly shop to a great mix of restaurants when you'd rather let someone else do the cooking. The local pub scene is full of character too, with well-loved neighbourhood spots that go beyond the usual pints and roasts. Think dj nights, life drawing sessions, and pub quizzes—all great ways to connect with the community and feel part of the neighbourhood.
Nature lovers will adore the nearby green spaces, including the vast greenery of Hollow Ponds- perfect for morning jogs, boating on the lake or simply unwinding in the fresh air.

A word from the owner...
"This is the first property i've ever owned. I lived in the the flat for 3 years and it's been a joy. The area is brilliant with close links to the city and i've enjoyed all that Leyton has to offer. From weekend walks in Leyton flats, evening cycles around Epping forest and date nights in the high street restaurants. You can't beat a morning coffee & pastry from Bread & Oregano either! There's a great community in the building, everyone helps and looks out for each other which is also brilliant. I will certainly miss the evening sunsets over the cricket pitch as well. I'm sure the next owner find it as much of a home as I have!"
