Surrounded by the natural beauty of Epping Forest, this charming two-bedroom apartment sits on the first floor of a well-kept, low-rise brick building in sought-after Woodford Green. Spanning 690 sq ft, it offers a generous sense of space along with a private balcony that invites you to enjoy the calm, green surroundings.
The sense of community here is one of its greatest strengths—many neighbours have put down roots and stayed for years, creating a friendly, settled atmosphere that’s hard to come by. You're just a short stroll from the Royal Oak pub, loved locally for its top-notch roasts and excellent beer, and only minutes from the station, making central London feel reassuringly close while the area itself retains a peaceful, almost countryside vibe.
If you lived here...
This light-filled two-bedroom flat is a welcoming retreat tucked into the heart of popular Woodford Green. Mornings begin with gentle sunlight streaming into both generous bedrooms - each with built-in cupboards and soft, fitted carpets while afternoons fill the living space and balcony with a warm, golden glow - especially in winter when the sunsets are stunning. The sheltered, decked balcony looks out over a peaceful communal green – the kind of view that invites you to slow down, breathe deep, and maybe stay out there just a little longer.
Inside, the flat strikes a rare balance of character and practicality. The kitchen is modern and thoughtfully designed, complete with integrated appliances, a coveted larder, stylish Amtico flooring, and still under warranty – a small but satisfying reassurance.
The bathroom and WC are neatly separate, each with its own sink, making busy mornings feel that little bit smoother.
There’s generous storage throughout (including a private shed), and the flat itself was fully renovated in the last decade, with fresh decorating completed more recently – all the work’s been done so you can simply settle in. Even the windows are still under warranty, which is one less thing to worry about.
Each summer, the community spirit comes into full bloom—literally—as neighbours fill their balconies with colourful flowers, turning the green into a cheerful, lived-in space. Children play safely on the communal lawn, while birdsong from the surrounding trees adds a calm, countryside feel. It’s easy to forget you’re just a short train ride from central London when life here moves at such a gentle, grounded pace.
Whether you're soaking up sunsets from the cosy living room or sipping coffee on the balcony in summer, this is a home that quietly gets everything right.

A word from the owner....
"We have absolutely loved living in this special flat, which sits within an award-winning block recognised at the Festival of Britain in the 1950s (you can spot the blue plaque at the entrance!).
This has been our home for the past nine years, and it holds many happy memories. I first moved in on my own, and it quickly became a warm and welcoming space. My wife joined me just before the pandemic, and during lockdown, the nearby Epping Forest – just two streets away – became our sanctuary.
Since then, our lives have grown here. Our daughter has spent her early years playing in the communal gardens with other children from the neighbouring flats. These days, she helps us tend to the balcony flowers and loves checking on the roses in the gardens below.
This home has been full of laughter and milestones, and we hope it brings as much joy and comfort to its next owners as it has to us."
