The attractive garden is very well arranged and there is a great open view to Chapel Mount from the front.

This really is a beautifully presented 3-bedroom detached home, recently modernised and graetly improved by the present owners so it is ready to move into without having to lift a finger! Built in the late 1970s and owned by just two families since new, this light and spacious home offers well-proportioned rooms, modern comforts throughout and a versatile layout ideal for family living.

The accommodation includes a welcoming entrance hall leading into a bright living room with a pleasant outlook towards Chapel Mount. There’s useful understairs storage and the space flows seamlessly into the dining area and conservatory beyond. This is currently used as a study but it is ideal for sitting and enjoying the garden views.

The contemporary kitchen has been stylishly updated by the current owners and features a range of integrated appliances including an inset oven, microwave, induction hob, fridge and dishwasher. A breakfast bar adds extra functionality, while the side utility room and cloakroom provide further convenience and access to the attached garage and out to the garden.

Upstairs, there are three good sized bedrooms and a modern family bathroom in white with a 3 piece suite. There is attractive tiling and a shower unit over the bathroom.

The front garden is open plan and laid to lawn with brick-paved off-road parking for two vehicles and offers access to the attached garage. There is a side access to the rear garden with a small tool shed. The lovely south facing rear garden is very pleasant indeed and is fully enclosed. It is arranged over two tiers with horizontal and some cut vertical sleepers: The lower level features low-maintenance stone chippings, while the upper level offers a lawn and patio area, perfect for enjoying the sunshine or dining outdoors. The beds behind the vertical sleepers have 5 Salix bushes.

Viewing is essential to fully appreciate everything this wonderful home has to offer.

Silvan Drive forms part of the Acland Park development which is situated to the very edge of Braunton village. It was built from the mid 1970's to very early 1980's and comprises similar style houses and bungalows.

Access to the village centre is easy by car and by foot is via Church Street, The Black Horse Inn and the churchyard. Open countryside is close by and there is access to Chapel Mount atop of which is the C15th St Michaels Chapel ruin. From here there are breath taking views to Braunton Burrows, an aonb and a unesco designated Biosphere being one of the largest Dune Systems in the UK. It is flanked by Saunton Sands with it's 3 miles of sand beach. Croyde Bay is just around the corner, whilst Saunton Golf Club offers 2 Championship courses.

Braunton offers an excellent range of shopping and schooling facilities with restaurants and coffee shops. There is a regular bus service to Barnstaple, the principle north Devon town. Here there are further shopping amenities in the town at Green Lanes and out of town shopping at Roundswell. Leisure facilities include the new leisure centre, Scotts Cinema and The Queens Theatre.

The North Devon Link Road offers a convenient link to the M5 Motorwy at jnct 27, Tiverton and here there is Tiverton Parkway which picks up the direct rail line to London.
