A Wealth of Original Features...
Attractively positioned on a quiet road and protected by a sloping grass bank sits this Grade II Listed house built in the early 1600's; it is a wonderful example of rural Stuart architecture and quite unusual for a building of this age, there have been no later additions to it. Originally a row of three cottages, it is now very much enjoyed as a comfortable and charming home.
Beneath the pantiled roof with its four dormer windows, the appealing frontage has a recessed arched porch which leads to the front door. The spacious hallway with its built-in cupboard leads off to the right to the triple-aspect living room, with its exposed beams and studwork, painted brickwork and large fireplace with a lovely wood-burning stove. This is a beautiful room, filled with light and the perfect place to relax in front of the fire, and there is also a gorgeous little sitting nook from where you can access the paved terrace through 10-panel glazed doors.
Opening up to the left of the hall is the generous dining room with exposed beams and tiled floor. Its location adjacent to the re-fitted galley kitchen is ideal for entertaining, and from here you have external access to the side passage and rear courtyard. Completing the ground floor accommodation is a well-appointed bathroom and an attractive lobby, which also gives access to the terrace.
The three bedrooms upstairs are accessed via a split cottage staircase leading on to a Suffolk landing; with exposed beams and a pretty dormer window, this space could be used as a study or reading room - picture a comfortable sofa or an easy chair, or perhaps a writing desk and bookcase.
All three bedrooms have exposed oak beams, sloping walls and dormer windows adding to the character. The dual aspect principal bedroom is filled with natural light and benefits from a small en-suite cloakroom. The second bedroom has plenty of built-in storage and is currently used as a dressing room, while the third, a welcoming guest bedroom, has polished wooden floorboards and lovely views out of the front.
Moving outside... The generous courtyard surrounding the house is ideal for seating and container gardening. Bordered at the back by an original brick wall and to the front by a fence and a pair of wooden gates, it is the ideal place for entertaining and outdoor dining. To the rear, there are two, believed to be original, outbuildings as well as a useful lean-to for storage. As if this wasn't enough - you have the benefit of a second small plot of land a little further along on the opposite side of the road. This would make a lovely allotment for those who enjoy gardening, and the plot is divided by a hard-standing pad, which has been used for additional parking when needed, although street parking is readily available on this quiet road.
Pantiles has undergone an extensive programme of improvements during the ownership of both our current sellers and the previous owner; including re-wiring, re-roofing (taking care to put back the original pantiles) a new gas-central heating system and replacement windows.

The little village of Brockdish in South Norfolk enjoys a lovely location on the River Waveney, which forms the border between Suffolk and Norfolk. The name is thought to derive from the Old English for “brook enclosure”, perhaps because of its riverside position. For such a small community, it has many points to recommend it, not least of which is the popular Old King’s Head pub which is known for its warm welcome and excellent home-made pizzas. The old school now houses the Waveney Heritage Centre and the village hall runs tea dances, art classes and badminton. There are fishing lakes in the nearby Waveney Valley, nearby Harleston has a Co-op, doctor’s surgery, plenty of shops and cafes and the village is close to the Red Lion pub in Needham and the fine dining restaurant the Fox and Goose in Fressingfield. Brockdish is only a forty-minute drive from Southwold and seventeen and a half miles from Beccles, where the Norfolk Broads begin. The A143 is within easy reach and the nearest station is in Diss, just under eight miles away
