Bay Tree Cottage has been in the same ownership since 1976 and will require modernisation. The original is believed to date from pre 1840 with additions in more recent years. It has stone and rendered elevations under a tiled roof. The property is in a lovely hidden setting surrounded by its paddock to the south, north and east, and the approach drive is part wooded. It is in the green belt. The property offers a tremendous opportunity to create a lovely family house, in a tucked away setting with an adjoining annexe or home office, subject to any necessary planning permission.

Bay Tree Cottage is currently arranged as two cottages on the ground floor, with two separate entrances. On the first floor, both cottages connect as one. There are two staircases, one leading from the snug in the original cottage, and one staircase leading from the hall in the second cottage. A studio and former garage/workshop adjoin.

In the oldest part of the cottage, the snug has a beamed ceiling, and inglenook fireplace fitted with a log burning stove. A door leads down to the cellar. The sitting room in the second cottage has a stone fireplace and chimney breast fitted with a log burning stove, and French doors open to the garden. There are lovely country views over the paddock across to the woodland which you can see from all rooms.
Outside

The property is approached over a partly wooded sweeping gated drive to a parking area for several vehicles. The drive continues past the west side of the house into the paddock to the south, where there is a block of 3 timber-built stables requiring some repair.

The rear garden has mown pathways, and many mature shrubs. Adjoining at the rear, is a partially glazed covered area housing a mature grapevine. Around the garden and drive, mature trees include Silver Birch, Crimson King, Acer, Fir, and spring flowers line the borders of the drive.
The paddock

The paddock lies on three sides of the cottage, with a secondary access off Ruffet Road. In the eastern corner of the paddock, is an orchard with apples and plums.
Overage clause

An overage clause has been added to the land whereby the vendors will receive a 30% uplift in value should planning permission be granted for new homes built on the land. This clause will last 30 years.
Location

The village of Winterbourne is a thriving village with a variety of shops including supermarkets, bakery, chemist, butcher shop, post office and an optician. There is a church and community venue.
