Introduction & Exterior

Located around a ten-minute walk from Lichfield city centre, this extended family home on Oakhurst is available with no upward chain. Anyone with good knowledge of the local area will know that houses do not come to market often on Oakhurst as families tend to stay here for a long time with this house being no exception.

The house is set back from the road behind a pleasant front garden and a long driveway that has parking for two cars in tandem. The driveway precedes a garage with manual up and over door that comfortably holds a third vehicle. A personnel door at the rear of the garage leads directly into the house.

Another reason for the long tenure of owners down Oakhurst is the generous plot that each house has. The rear garden is a fabulous size, beginning with a block-paved patio before continuing to a long lawn that has attractive shrubbery and trees to the borders and tall wooden fencing to the boundaries. A wooden shed is in place at the far right corner of the garden.

Ground Floor

Guests enter the home via a porch that is perfect for remove coats and shoes before moving through a second secure door into the main hallway. From here there is the staircase that leads in a straight fashion up to the first floor and a door directly area to the dining room. Before taking this door, a handy understairs storage cupboard is available from the hallway.

The dining room was formerly the kitchen before the house was extended behind the garage many years ago to create the kitchen that is in place today. This means that the dining area is expanded from what was originally intended when built. This continues round to the front of the house where the large lounge is positioned. The chimney breast is in place which has been blocked off and has an electric log-burner-style fireplace positioned in front. An abundance of natural light is allowed via a wide double glazed window at the front, another in the dining room and a set of sliding patio doors opening to the garden patio.

The kitchen features a wood-effect suite fitted to most of the wall space with integrated oven & grill, four ring electric hob & overhead extractor fan, dishwasher and a breakfast bar all included. An exit door to the garden is available to the left and a door to the front leads to a short corridor with access to the garage and utility room / WC. The utility room features plumbing and spaces for a washing machine and tumble dryer, the gas central heating combination boiler, and the guest WC with wash basin.

First Floor

Once at the top of the stairs, viewers arrive at good sized landing that is lovely and bright owing to the window to the side of the stairwell. Doors lead off to all three bedrooms and the family shower room.

The bedrooms comprise of two double bedrooms and a generous single room. Bedroom one is a th the front of the house an includes a row of fitted wardrobes across to the entire left side of the room. Bedroom two is the only bedroom with a view over the lovely rear garden, and also includes a pull-down loft hatch with folding ladder to access the boarded loft space. Bedroom three is beside bedroom one at the front of the house and is well used as a single bedroom or as a home office.

Th family shower room is the most modern room in the house having a large walk-in double shower cubicle, combi-unit featuring the wash basin toilet and cabinet, and a wall mounted chrome heated towel radiator. A waterproof floor has been laid and there is complete tiling to the walls with a decorative trim.
