1940's Semi-Detached Cottage
This 1940s family home has all the character of a cottage, alongside deceptive space, a stunning garden, a detached studio and secure parking. The location is on the edge of fields, yet with amenities easily accessible.
The Property
82 Wellingborough Road was built in the 1940s. This row of semi-detached residences later became ‘premier’ cottages for the foremen at the local steelworks, before the current owner took over in the early 1980s. For the last four decades, the house has been a much-loved family home. Children were raised happily here, and it’s now cherished by four generations. There’s such a lovely feel, no wonder the owner has stayed so long.
The property is the perfect fit for all kinds of people, from singles, to couples, to families, whether upsizing or downsizing. Those looking for character are in luck as the cottage is flush with features, including a working fireplace in almost every room. High ceilings give the home an airy ambience, and the style is in keeping with the 1940s era. Over the last few years, elements have been updated, such as floors re-laid with solid wood in the reception rooms and slate tiles in the kitchen.
About 10 years ago, the orangery and the utility/cloakroom were added across the back. The orangery is a delightful space, full of natural light and flexible for a variety of uses. Every room here has its own personality, and the orangery is a calm spot to sit down, relax and appreciate the garden in all seasons. There’s the option to use it as a playroom if you have little ones, with rugs laid out over the flagstones and toys strewn across the floor.
The cosiest part of the home has to be the lounge. This is where you’ll want to snuggle up on a winter’s night, telly on, tea in hand. The reception room on the other side of the house is currently set up as a dining room. This is ideal for hosting dinner parties with friends or having the family round for a Sunday roast. The room was used as a larger lounge when the children were teenagers, with big sofas to splay out, and a sociable vibe being next to the kitchen/diner.
The kitchen has a farmhouse quality, with cream cabinetry, solid wood surfaces and a double underset sink. There are gaps for freestanding appliances like a range oven and a fridge/freezer, and the utility/cloakroom has gaps for more. The dining area is plenty big enough to eat together at a table, or this could be a casual seating area instead for morning coffees or evening drinks.
To the first floor, all three bedrooms are a good size, with space for a double bed, drawers and wardrobes. Each has a fireplace, and one of the bedrooms benefits from an en suite shower room, which helps with the rush when everyone’s getting ready for the day. The family bathroom is fitted in a contemporary white suite and has gorgeous green mosaic tiling.
The Plot
The plot at 82 Wellingborough Road is particularly appealing, with a garden extending to over 60ft. There’s a sense of peace as you potter around out here. The abundance of planting is vibrant and varied, from English favourites like lavender and rose, to Japanese staples such as acer and bamboo. Hardy hostas and ferns feature throughout, jasmine and wisteria wind their way over a pergola, and a selection of trees shade some of the outdoor space. The frontage is also lush with plant life.
Sleeper steps lead down the lawn to the summerhouse. This sizeable structure acts as extra accommodation, perhaps an art studio, a kids’ den detached from the main house, or potentially an annexe with some adjustments. Many businesses could make use of the summerhouse as premises, whether you need a salon, somewhere to meet clients, or simply a secluded office.
At the end of the plot is the parking area, behind an electric roller shutter for added security, and accessed via the lane to the side of the property. This forecourt affords parking for at least two cars, and is a real advantage for the makeshift mechanics among us. The area is also large enough to utilise some of it for storage, outside in the open or tidied away in sheds.
The Position
Wellingborough Road is on the edge of Irthlingborough. The property is just a 15-minute walk to the town centre for comprehensive amenities including eating and drinking establishments, schooling for all ages, plus a cricket club, a Scout centre and a skatepark. Days out and everyday activities are readily available, including at Chester House and Rushden Lakes.
Neighbouring Wellingborough has a wide range of shops, services and sports facilities. Commuter trains from Wellingborough rail station reach London St Pancras in as little as 42 minutes, and the line runs north to Corby too. By road, there’s the A45 to Northampton, the A6 to Bedford, and the A509 to Milton Keynes.
The lane along the side of the house finishes at open fields, fantastic for wandering nature without needing to get in the car. You can take long rambles from the front door and through countryside all the way to Finedon. On the southern side of Wellingborough Road, you’ll find waterside strolls along the River Nene and around Irthlingborough Lakes. Stanwick Lakes is only a few minutes further up the road.
