Description
The Coach House is a highly attractive and elegant period townhouse, which having been extended and updated historically, offers beautifully presented, light-filled, well-proportioned accommodation that offers both flexibility and longevity.
The generous ground floor offers flexible accommodation that can be used to suit individual needs. The recently fitted, stylish and well appointed kitchen maximises the space on offer with attractive base and wall units providing good storage, with quartz worktops, range of integrated appliances and good preparation space, whilst enjoying the view over and direct access to the gardens.
The reception space can be arranged as desired, currently offering a dining room, family/music room and impressive sitting room with vaulted ceiling, striking modern feature fireplace and reading area flanked on both sides by French doors opening onto the rear terrace with its striking contemporary water feature.
To the far end of the house there is a further spacious double bedroom with modern en suite shower room and French doors onto the terrace.
The first floor is home to the large, dual aspect, principal bedroom, with Jack and Jill bathroom, which has a very pretty stained glass window. There are two further double bedrooms on this floor with outlook over the gardens, one of which has its own W.C.
Outside: The gardens at The Coach House are a notable feature of the house. Paved pathways take you through the garden from one end to the other, there are various seating areas to enjoy or take shelter from the sun at different times of day with meticulously chosen planting to provide colour, interest and screening to not only enhance but showcase this enchanting space to its full potential.
The gated driveway provides secure off-street parking for several vehicles.
Location
Dating back to the 1860s, Broadwater Down is an historic and sought-after, wide, tree-lined avenue on the south side of Tunbridge Wells, it is home to many period and modern homes and lies within the town's Conservation Area.
Tunbridge Wells is the only spa town in the Southeast of England, with elegant architecture and a variety of cultural, entertainment and shopping attractions, including the historic Pantiles, known for its charming Georgian colonnade, summer live music festivals, regular food and craft markets and Chalybeate Spring; there are two theatres locally at The Assembly Halls and Trinity Theatre, together with the civic centre, The Amelia Scott. The town offers an abundance of cafés and restaurants and a mixture of national multiple retailers and independent shops.
The historic Pantiles is just 0.5 miles away (on foot) and TN2, a popular and well-stocked local store and off-licence, can be found on Frant Road, next door to The Bull pub. The Woodland Trust’s Hargate Forest with its network of walking trails, can be accessed directly from Broadwater Down and Broadwater Forest is also nearby.
Tunbridge Wells station (under a mile) provides regular services to London Charing Cross and Cannon Street (via London Bridge and Waterloo East). The recently dualled A21 links the town to the M25 to the north.
Well-regarded schools in the area include primaries in Frant (approximately 1.8 miles) and Tunbridge Wells, Holmewood House (Langton Green), Rose Hill and The Mead preparatories. Senior schools include Mayfield School for Girls, Kent Grammar schools in Tunbridge Wells and Tonbridge and public schools in Tonbridge, Sevenoaks and Eastbourne and Bedes in Upper Dicker.
