Description

Luscombe Maye is delighted to bring to market this three-bedroom village home, which has a blend of character with a modern twist, with the addition of an architect designed vaulted rear extension which has created a fantastic social space, with a pleasant outlook over the particularly sizeable rear garden. The home has the potential for a loft conversion subject to obtaining all the necessary consents, and the current owners have obtained planning permission for a rooflight in the loft space. 5 Mons Terrace is located a short walk from the heart of the village, the Primary School, recreational grounds and the local transport links.

A beautiful stained-glass entrance opens into the downstairs accommodation, which includes a cosy front room with a bay window overlooking the cottage style front garden and a feature fireplace. The second reception room with a woodburner sitting upon a slate hearth, now has a large opening linking to the new kitchen-dining room. The addition of large triple glazed windows and doors allow the natural light to pour into this South-Westerly elevation. The well-appointed kitchen features a range of matching floor and wall-mounted units plus a central island all with slate worktop. Integrated appliances include fridge freezer, electric oven and Induction hob and there is plenty of space for a dining table. A separate utility room with more cupboards, also has space for further white goods and a WC.

Upstairs there are three bedrooms, the main of which enjoys views over the nearby neighbouring rooftops and far-reaching view towards Ugborough Beacon and the countryside in the distance. The family bathroom with a white suite, has a bath and separate shower unit.

The front garden has a mixture of colourful plants and shrubs and is enclosed by a low-level wall with railings. Doors from the kitchen-dining room open onto a decked area with glass balustrades, blending the indoor and outdoor spaces, and offering a great area for some Alfresco dining. Steps lead down to the garden, which is mainly laid to lawn and is a generous size for a property located so centrally in the village. The garden enjoys a variety of mature shrubs and a scattering of small trees and there is an oak-framed cabin with a covered porch area.

south brent

The moorland village of South Brent stands in the valley of the River Avon under the southern foothills of Dartmoor National Park and on the northern edge of the lovely South Hams, fifteen miles from the centre of Plymouth.

The village is one with a strong community with three churches, one of which dates back to Norman times, a primary school and a wide variety of shops. There are well-regarded community colleges at Totnes and Ivybridge, approximately eight and five miles distant respectively, and both towns offer a comprehensive range of facilities for the wider community. Some of the finest beaches on the south coast, along with the South West Coast Path, are all within easy reach.

Situated just off the A38 Expressway, the village is well placed for quick access to Plymouth, Torbay and Exeter for which there are regular bus services. Rail services can be found at Ivybridge, approximately five miles distant, offering services to Plymouth, Totnes, Newton Abbot, Exeter St David's and on to Bristol, Cardiff and London.
