Summary:
Set in a popular cul-de-sac just off beverley road, this two-bedroom end of terrace is presented in excellent condition throughout. With parking for one car at the front, the property offers a welcoming entrance lobby, a bright lounge, and a spacious kitchen-diner opening onto a low-maintenance garden with no overlooking houses. Upstairs, you’ll find a primary bedroom with fitted wardrobes, a second bedroom, and a modern bathroom. This is a fantastic opportunity to move into a well-kept home in a highly regarded location.
Our Thoughts:
I’m really pleased to present this lovely end of terrace home in Rydale Court. It’s clear the current owners have looked after the property, as it’s in excellent order throughout. The lounge at the front is a great space to relax, and the kitchen-diner at the back is ideal for everyday living, with plenty of room for a table and direct access to the garden. The garden itself is easy to look after and isn’t overlooked, which is a real bonus. Upstairs, the main bedroom has fitted wardrobes, and the second bedroom is a good size for guests, a child, or even a home office. With parking for two cars and a location that’s always in demand, this is a home that’s ready to move straight into.
Owners Thoughts:
We’ve really enjoyed living here. The cul-de-sac is quiet and friendly, and it’s so handy being close to Beverley Road for shops and transport. Having two parking spaces right outside has made life much easier. The kitchen-diner has been the heart of our home, especially with the garden just outside for a bit of fresh air. We’ve found the bedrooms to be comfortable, and the fitted wardrobes in the main room have given us plenty of storage. We hope the next owners will be as happy here as we have been.

What Contract Ready Means for You — the Buyer
When a seller is Contract Ready, it means all the key legal documents are prepared before a sale is agreed — so everything’s ready to go as soon as the offer is accepted.
This includes:
• Searches (already ordered and available)
• Proof of ownership and authority to sell
• Seller’s Property Information Forms (TA6, TA10)
• Draft contract of sale
Your solicitor receives the full legal pack within 24 hours, so they can get to work immediately.
⸻
How this helps you:
• Saves an average of 3–4 weeks in delays
• Reduces the number of enquiries going back and forth
• Speeds up the whole chain and gives you a stronger position
• Lowers the risk of the sale falling through
• Gives your solicitor the full picture from day one
The cost is £390, which includes the searches. In most cases, your solicitor will make an appropriate deduction from their own fee, so the actual cost to you is usually less than £200.
