Spacious, beautiful five bed house, full of character, with garden and views set in a picturesque village in the Lunigiana hills of Tuscany. Exceptional potential to create a Bed and Breakfast in this lovey village, or for a spacious family home. Also perfect for home and rental.
The property is accessed from the pedestrian village lane and the accommodation is on the first and second floors of an old stone building with additional storage in the cantina (store rooms) on the ground floor. The property has high ceilings and large windows making it feel spacious and light. The views are spectacular to the mountains and the garden is a great bonus to have for eating out and summer barbecues, and being in a village, there is the convenience of a great café with sunny terrace to sip your morning coffee and the local restaurant does great lunches as well as relaxed evening meals. The top level has been well restored and comprises entrance to a large living room with fireplace, spacious fitted kitchen with dining table, two double bedrooms and bathroom with shower. This is connected to mains services and with central heating. The lower level of the house is the same size but requires restoration and would offer an additional 2 or 3 bedroom independent unit. On the ground floor level there are two separate cantina. There is also a pretty garden with olive trees. Set in the 'centro storico', the historic centre, of the village. Ample free parking is just round the corner in the nearby village square.
The first floor apartment is to restore but one could happily live in the second floor apartment immediately while restoring the apartment below. This could be a great rental opportunity where one apartment could be used as a holiday home whilst renting the second apartment or alternatively the property could easily be converted into one family home.
The property is set in one of our most popular villages, with a friendly community, and where there is a coffee bar and excellent restaurant offering home made pasta dishes, weekend pizzas and many local specialities. There are excellent marked walking trails into the hills directly from the village.
Just 6 km away is Licciana Nardi, a town in the Taverone valley with 13th century pedestrian street flanked with local shops. Central in the town is the Piazza del Municipio which hosts the 16th century Malaspina castle and many festivals such as the Chestnut Festival in the autumn. The castle is linked to the baroque church by a covered bridge so that the nobles had direct access to prayer and dealings with the local priest. There are also a bank, schools, restaurants and medical facilities. The nearby village of Monti has a castle on the hill above and offers a good selection of amenities. Lunigiana is a magical part of Tuscany. The hills that encircle Lunigiana create an intimate and relaxed atmosphere whilst the blend of the mountains and sea are extremely inviting to those who enjoy the outdoors. The rolling landscape is liberally sprinkled with castles of Medici or Malaspina vintage and for lovers of the coast the sea is only a short hop away. The golden sandy beaches around Lerici and the pebble coves of the Cinque Terre are ideal for swimming and sailing. The area is criss-crossed with marked footpaths for walks to the hills and mountains. The airports of Pisa, Parma and Genova are all just over an hour away.
Distances: Licciana Nardi 6 m, Aulla (autostrada) 10 km, Lerici (beaches) 40 km, Cinque Terre 50 km, Pisa (airport) 95 km, Lucca 95 km, Florence 150 km.
