Multi-million pound addresses: Zoopla reveals Britain’s most expensive streets
Kensington Palace Gardens is crowned Britain’s most expensive street for the 13th consecutive year
Outside of London, Titlark Hill in Ascot leads the pack, where the average property price is £8,410,000
There are now 11,673 streets in Britain where the average property value is £1million or over
Zoopla, the UK’s most comprehensive property destination, today reveals its Rich List for 2021 - providing the definitive rundown of the nation’s most expensive streets based on average house prices.
London leads the way
With London home to the top ten most expensive streets in the UK, Kensington Palace Gardens (W8) holds the title as the priciest road in Britain for the 13th consecutive year, with an average property price of £29,898,000. Arguably the most exclusive address in London, it is well known for its embassies, diplomatic residences and billionaire residents, including Roman Abramovich, and counts Kensington Palace - and with it The Cambridges - amongst its neighbours.
In second place for the third consecutive year is Courtenay Avenue (N6) in Highgate. Home to an average property value of £19,440,000, it is located on the edge of leafy Hampstead Heath, just a stone’s throw from Kenwood House. Grosvenor Crescent (SW1X), located in Belgravia, and just a short stroll from Buckingham Palace Gardens, ranks in third place with an average property price of £17,212,000.
Three new entrants in the list include The Boltons (SW10), which comes in fifth place and has an average asking price of £14,223,000 and Frognal Way (NW3), which ranks in seventh place, and has an average property value of £11,118,000. Carlyle Square (SW3) is the final new addition to the list, with an average property price of £9,800,000. Properties for sale in the prestigious square include a beautiful six bedroom Victorian property on sale for £15,500,000.
Outside of the capital, Ascot takes the crown from Leatherhead
Titlarks HIll in Ascot, Berkshire, has, this year, taken the crown from Leatherhead, Surrey, and been crowned as home to the heftiest price tags outside of London, with an average property value of £8,410,000, In second place is Montrose Gardens in Leatherhead, Surrey which is located within the exclusive Crown Estate.
Five streets in the exclusive Surrey enclave of Virginia Water feature in the most expensive list outside of London, including Portnall Rise in third place with an average property value of £6,408,000, Woodlands Road East and Wentworth Drive.
Priciest streets in the largest counties
The most expensive streets in Britain’s largest counties [by population] have also been revealed. Montrose Gardens in Leatherhead is Surrey’s most expensive street, while in Hampshire, Philippines Shaw in the Kent Downs is the priciest street with an average property price of £4,228,000. Dock Lane in Brockenhurst is Hampshire’s most expensive street with an average property value of £2,410,000 and ranks in third place, with a charming former Edwardian coach house on sale for £1,145,000. The property boasts an idyllic setting and is a short stroll from Beaulieu River.
New additions to the list include Broadway in Altrincham, an area popular with Premiership footballers and Greater Manchester’s most expensive street with an average property price of £3,300,000. Coopersale Street in Epping is now Essex’s most expensive street with an average property type of £2,925,000, while properties currently for sale include a historic Grade II listed mansion on sale for £2,000,000. Whirlow Park Road in Sheffield is another new addition with an average property price of £1,028,000.
Outside of the capital, Guildford in Surrey is the postal town with the most expensive streets (176) and is followed by Reading with 137 and Sevenoaks with 133. A regional analysis of the data shows that of the 11,673 streets in the UK with an average property price of £1 million and above. Of these streets, 4,544 are found in London and 4,336 are concentrated in the South East. By contrast, only 9 are found in Wales, 41 in the North East of England, and 55 in Yorkshire and The Humber.

"London comes top when it comes to the UK’s prime markets, but the wider commuter zone in the South East is also home to some of the highest-value addresses, reflecting the size and type of housing stock in these regions."
