In addition to paying the rent, you may also be required to make the following payments permitted under the Tenant Fees Act 2019.
Before the tenancy starts (payable to Belvoir Christchurch ‘the Agent’) Holding Deposit of 1 week’s rent.

During the tenancy (payable to the Agent) For English properties:

Other permitted payments
Any other permitted payments, not included above, for breaches of contract or under the relevant legislation including contractual damages. These may include reasonable costs or losses incurred for loss of keys, security devices and changes to the tenancy agreement or early termination, if the Landlord agrees they can be made, up to the permitted limits. Tenant Find Only75% of a full month's rent inclusive of VAT subject to minimum charge of £495
This will be deducted from the first month’s rent and accounted to the landlord.
Letting and Rent Collection Letting fee of £360.00 inclusive of VAT for each letting plus 9.6% inclusive of VAT of the rent, deducted from the rent monthly as received. Please note that if rent is not received Belvoir Christchurch will invoice landlord for equivalent amount.
Full Management Letting fee of £360.00 inclusive of VAT for each letting plus 13.2% inclusive of VAT of the rent, deducted from the rent monthly as received. Please note that if rent is not received Belvoir Christchurch will invoice landlord for equivalent amount.

Referencing fee of £90.00 inclusive of VAT per tenancy
Inventory preparation fee From £120.00 Inclusive of VAT please note that this is obligatory with all Belvoir lettings in order to conform to the requirements of the tenant’s deposit schemes.
Energy Performance CertificateFrom £72.00 inclusive of VAT this must be paid in advance of us advertising the property.
Alternative Dispute Resolution From £90.00 Inclusive of VAT.
Professional hourly rate £60.00 Inclusive of VAT per hour
Re-signing fee £102.00 Inc VAT payable where The Agent, with your agreement, arranges a renewal of tenancy to an existing tenant.
Service of notices (S13 & S21) £54.00 per notice inclusive of VAT.
Transfer Deposit £90.00 Inc VAT payable where deposit is transferred to or from either landlord or another agent.
All prices subject to change after two months’ written notice
Cancellation during tenancy.
Where Full Management or Letting and Rent Collection service is cancelled during the tenancy (including any extensions) a fee equal to the fee due to the agent up to the end of the tenancy will be due subject to a minimum charge of £395.00.
