Once you have found a suitable property to rent, and the landlord has agreed to rent to you in principle, we will require a holding deposit equating to one weeks rent. Once the holding deposit has been received, we will stop marketing the property. Payment of the holding deposit is to be paid by bank transfer.
We do not accept cash, debit/credit cards or cheque.
You must bring any adverse credit or anything else that may affect the reference to our attention prior to paying the holding deposit.
An application to rent a property through Pococks is subject to a full reference, including a credit check. Reference forms will be sent to the applicant(s) via Let Alliance and these need to be completed and returned to us asap.
Once we have received the completed application(s), we will promptly arrange for Let Alliance to carry out a full reference. Once the applicant(s) has passed referencing, we will prepare the tenancy agreement for signing. The holding deposit is redeemable against the first months rent.
If you do not pass the referencing checks (for reasons you have not already brought to our attention) and we are therefore unable to rent to you, or you decide you no longer wish to rent the property, the holding deposit will not be refunded to you.
