Hi there, if you are a super clean social male, looking for a high quality, friendly, fully furnished home, with all bills included, with a sitting room and garden; we would love to meet you.
We have a fantastic, spacious double room on the top floor of a three-storey, four-bedroom, two-bathroom home that's perfect for a super clean social single male housemate. We share the kitchen, separate sitting room/dining room, and a lovely garden.
Living with just three other housemates in a safe, warm, and friendly environment, where we socialise with each other, whilst always respecting each other's privacy. We're looking for a fourth person to join our happy team.
This penthouse bedroom is 12.45 square metres (134 square feet) in area and has a double ottoman bed (with storage underneath), an immaculate hotel-quality pocket spring mattress, side cabinets, a desk, wardrobe, and a chest of drawers. The bathroom is shared with just one other person on the same landing.
An East facing window looks towards the Grand Union Canal and Mile End Park. No one looks in.
The rent offers value for money with around £260 of bills included each month:
✅A professional cleaner every week = £50
✅Many household products = £55
✅1GB super fast Broadband = £20
✅Gas = £15
✅Electricity = £30
✅Water = £15
✅Council tax (Band E) = £45
Subscriptions to:
✅Apple One (Music, TV, Media)
✅Netflix
✅Paramount+
✅Channel 4
✅BBC TV Licence
✅Ring Doorbell
= £30 a month
♻️The property has all the necessary safety certificates for gas, electricity, room sizes, Energy Efficiency (Grade C), and fire protection and is outstandingly well maintained
✳️There is a superbly equipped kitchen (we enjoy cooking) and well stocked wine cellar 🍾 and bar, plus a living room/dining room for socialising with TV and smart speakers, we often hold dinner parties and low key social events.
❇️The house is comfortable, homely, clean and warm, offering a very high standard of living. In the summer we enjoy BBQs in the garden and al fresco dining. The room will appeal to aspirational like minded professionals or those in academia with similar high values.
🍀Being Green: We have reduced our Electricity consumption by 15%, Gas consumption by 45% and water consumption by 20% over the last three years, and were always comfortable, a like minded housemate would be great.

❗️It's a great home, but there are some negatives, the water pressure isn't always so good and the soundproofing isn't all it could be, think about that for a moment….although the area is a quiet area.
‼️Ours is a quiet relaxed home, with very few house rules, but cleanliness is extremely important. We are not a frat party house, our ages range from 20 to 65 and we're a mixed straight/gay house, no couples. We are three different nationalities and ethnicities, we embrace diversity.
🔱 And here's the most important thing: We're looking for someone who'll fit right in with us. We're a tight-knit group, and we want someone who's both smart and friendly. We're not just looking for someone to live with, we're looking for someone to join our support network. Our home is like a big family, and we expect everyone to contribute. Many of our former housemates remain great friends and we hope you'll meet them.
One last thing:
💰The average London room rent including standard bills is £982 a month. In our home that equates to £867 a month plus bills.
💰We provide at least £258 a month of extras per room, including utilities, cleaning, entertainment and household products 🟰 £1125
💰The garden, sitting room and fully equipped kitchen are worth a quarter of £867 (in lost revenue) = £216
💰Total £1341
💰Renting this above average room for £1300 a month is to rent a superb room in a great home at a discount to the average market rate.
Thanks a bunch for taking the time to read this! We know our home will only appeal to a very small discerning group of people.
If you've got any questions, don't hesitate to reach out. If you're interested, we'll consider all offers, this is not not just about the money. It's about our mutual chemistry and what you can bring to make this our happy home.
Good luck!
