3H Property Consultants is the trading name of 3H Property Consultants Ltd (Reg. No 6580681 England & Wales).
It was formed in 2008 with the specific intention of providing a professional and ethical service to its clients. Our policy is to deliberately restrict the number of instructions we accept in order to optimise our focus on each undertaking. The Company has particular expertise in dealing with commercial property in North, West and North-West London, Middlesex & Hertfordshire.
We are members of Propertymark (NAEA), and the Property Ombudsman Scheme.
Our standard fee rate charged to Landlords for sales is 2% of the sale price plus vat (2.5% including vat).
Our standard fee rate charged to Landlords for lettings or existing tenants for assignments is 10% of 1 year's rent plus vat (12% including vat). An additional charge of 2.5% plus vat (3% including vat) is made on any premium achieved.
Fees may be negotiable depending upon the value of the sale or letting.
All arrangements are subject to a minimum fee of £2000.00 plus vat (£2400.00 including vat) per letting or sale.
Prospective tenants will be charged a fee of £250.00 plus vat (£300.00 including vat) for reference collation and AML compliance in the event that their rental proposal is accepted.
