Viewings are strictly by prior appointment and we will be happy to accompany prospective purchasers where required. We will keep you regularly updated with feedback from viewing arranged. We aim to do this within 24 hours. We will provide you with regular updates from the day of instruction through to exchange of contracts. You will be given feedback from all viewings and all offers made on your property will first be communicated to you by telephone and confirmed in writing. The property can be let furnished or unfurnished however the property should include curtains/carpets (where applicable) and the kitchen must have white goods. During our market appraisal we will be happy to advise you in more detail concerning furnishing your property. All maintenance issues should be addressed and the décor should be of a good standard. High quality brochures are produced for all our properties which will be sent to you for approval. These are produced in colour with internal & external photographs of your property. Floorplans and Energy Performance Certificates are arranged and included in our brochures. We will circulate details via email, sms and post and your property will be added to our double fronted window display with flat screen LCD monitors. When a suitable tenant has been found we will negotiate the price on your behalf and reference ingoing tenants to include a credit check, bank reference, employers reference and previous landlord reference. Barons will provide the Assured Shorthold Tenancy Agreement which breaks down the terms and conditions of the tenancy as well as protecting your right of tenure and possession within the scope of the law. Whilst preparing the contract we can also add any specific clauses requested that protect your personal interest. All properties let by Barons require a Gas Safety Certificate (under the gas safety regulations 1994). We can arrange for a GAS SAFE engineer to check all gas appliances in the property in advance of the tenancy commencing. Barons are members of my deposits which is a government authorised tenancy deposit protection scheme. This scheme adheres to all mandatory legislation related to the protection of deposits during a tenancy. We always recommend that the property is professionally cleaned before the commencement of the tenancy and our agreements make it a provision that all outgoing tenants must pay for the property to be professionally cleaned at the end of the tenancy. We also strongly advise all our landlords to have a professional inventory prepared, thus minimising any unnecessary complications at the end of the tenancy. This can be arranged for by us on your behalf. We have a fully computerised lettings support system monitoring your property within the framework of the service you have opted for. We can also supply the following services-: - Deposit Protection Scheme - Video Inventory Service -Transferring of utility and council tax into Tenants Name - Periodic inspections of your property - Liaising with you, the tenant & tradesmen over urgent repairs and maintenance - Instructing tradesmen in your absence - Providing recommendations for all tradesmen including plumbers, electricians, gas engineers and handymen.
