Our primary aim when you contact us is to meet your exact rental requirements as quickly and as satisfactorily as possible. We will endeavour to match your budget and needs with a property of compatible specification. After discussing your requirements with you, we will arrange for you to view all properties which we believe will meet with your criteria. Viewings are always accompanied by a member of our staff, in order that we can impart as much information about each property as possible. you have selected your property. A further one week holding deposit is required to secure properties. This is refunded into the dilapidation deposit on the date of occupation where you are contractually obliged to the tenancy or, withheld should you withdraw your application. On your arranged move-in date, we will complete the paperwork, to include signing of your tenancy agreement, arrangement of a monthly standing order (for your rental payments) and if applicable, we will provide you with an inventory of your property, to be signed and returned to us. On or before the day of occupation, you will be required to pay the following in cleared funds: A dilapidation deposit equivalent to 5 weeks rent First month's rent We will undertake to inform all necessary utility companies of your tenancy and will transfer utility accounts into your name on your behalf. PL Properties have been providing a high quality rental service for Landlords and Tenants since 2008, rebranding to PL Properties in 2016. To date we have set up in excess of 1500 tenancies, with the emphasis on the "personal touch". We pride ourselves on our exceptionally competitive fee structures for both Landlords and tenants, and we do not outsource maintenance or use call centres; everything happens in our office in the Millfields. This ensures that you know who you are dealing with when you call, and the person on the other end of the phone knows you and your property. You do not need a personal property manager because in our office we are all here to deliver you the "personal touch". The Tenant Fees Act has come into force from June 1st 2019 but we have never charged tenants excessive fees. We did not charge tenants any additional "set-up fees", or for inventories and checkouts. Even following the Act we do not push anyone into a new Agreement at the end of your fixed term (usually six or twelve months), but if a new tenancy is issued for peace of mind, there is no charge to the Tenant or Landlord. We don't mark-up Contractors costs or charge a Contractor for giving them work, as this only increases the Landlord’s final costs. We believe a landlord has enough to worry about with the cost of maintenance and feel adding to this misery by marking up the cost for our profit is simply not acceptable. We are more than happy to use a Landlord's Contractor if preferred, we do however have reasonably priced, skilled contractors available to us as and when required. Rest assured - if a Contractor was to deliver a poor service or excessive prices, we would not have a vested interest in defending or continuing to use them. We are always looking to meet new Landlords and tenants, list new properties, and match up perfect Tenants with their perfect homes.
