It is bounded by residential dwellings to all boundaries, with the exception of the western boundary, which provides access onto Monkhill Lane, and it is anticipated it will continue to serve the proposed new development.

Leeds Bradford International Airport is located around 29 miles to the north east of the site, with a journey time of 50 minutes.
