Location:
Wolvey is an historic Warwickshire village situated in the Borough of Rugby and close to the border with Leicestershire. It is a rural community but has excellent transport connections. Just a few miles east of Hinckley and Nuneaton, 9 miles north-east of Coventry, and 15 miles south-west of Leicester makes it well placed for commuting as well as countryside living.
The village is conveniently located near major road networks with the M69 motorway (junction 1) being approximately a 3 mile drive away which also provides a link to the M6 to the South and M1 to the North at Leicester. Junction 2 of the M6 is also within easy reach, offering direct routes towards Birmingham and the wider West
Midlands.
The land is situated a short distance to the north-east of Wolvey village and is well placed to benefit from the strong sense of community centred around a village green and historic church of St John the Baptist. The residents comprising around 2000 people also enjoy the many scenic walks, the two pubs and local shops. The Wolvey Church of England Primary School is situated in the heart of the village.
Description:
The site consists of several parcels of agricultural land separated by fencing and hedgerows. The main Leicester Road bisects the areas so that there is land to the south of Leicester Road, with a gross area of 28.76 acres and land to the North with an area of 39.44 acres. In total the site has a gross area of 68.2 acres.
The land to the south has a current use as agricultural. It is currently accessed from Leicester Road, with the proposed access via, the estate road of the adjoining housing development to the west which is under construction. Countryside Homes, a part of Vistry Group, are developing this 90 dwelling mixed tenure scheme on the land formerly occupied by the Galliford Try office. Which is now known as 'Kingmakers View' (Phase 1). The proposal for this land is that it will form Phase 2 being a natural extension of the development. It will benefit from strong pedestrian and cycle links into Wolvey village as well as access to public transport to the wider Rugby district and beyond. Vistry Group have reserved rights for the future landowner to form an access into the Kingmakers View phase 1 scheme for a residential development. The suitability of this access point for further development is however subject to the sign off of Warwickshire County Highways.
The land to the north is predominantly agricultural with a moderate gradient. The site sits within a broadly diamond shaped area which is framed by the existing road network. Leicester Road frames the south and east edges with Lutterworth Road to the north and Temple Hill to the west. Within the area defined by the roads there are small areas of residential and two centrally located fields that are not in the control of the vendors.
