The Property
The Old Orchard is an attractive and contemporary home ideally located a short distance from Corbridge village centre. The house was built by the current owners in 2007, finished to a high standard using high quality fixtures and fittings; engineered oak floors, double glazed windows, bathroom fittings and tasteful interior design creating a well-designed spacious family home with versatile accommodation.

The contemporary oak front door opens into an entrance hall vestibule. A double, oak framed, glazed door leads through into an attractive reception hall which has engineered oak flooring with recessed floor lights and doors leading to the main reception rooms. There is a cloakroom fitted with a WC and wash hand basin and stairs leading to the upper floor. There is also a useful understairs storage cupboard.

The inviting open plan kitchen/breakfast/family room and living area is the perfect space for entertaining and day to day family life. The bright l-shaped room has a wonderful large bay window with French doors looking directly into the garden. The kitchen, situated to one end, is fitted with a range of oak framed units complemented with modern black gloss vinyl doors, finished with oak work surfaces and tiled splash backs. There is an integrated dishwasher and microwave, a built in electric oven, a 5 ring gas hob, an inset sink with half bowl and drainer and space for a free standing American style fridge freezer. The central island provides further storage units as well as an integrated wine cooler, an additional sink and a breakfast bar. Adjacent to the kitchen is a breakfast area, set within a glazed bay window overlooking the garden. On the opposite side of the kitchen is a sitting area with further space for dining and French doors which open onto a decked terrace. The kitchen provides access to a large utility room fitted with a range of modern white units, laminate work surfaces, an inset sink, plumbing for a washing machine and space for a tumble dryer. There are also floor to ceiling cupboards, for further storage, fitted along one wall. A door leads into the double garage which has access to the rear garden.

The attractive and bright drawing room has double height ceilings at one end which emphasises the space. Wall to ceiling windows overlook the garden and let in an abundance of light and there is an electric feature fire. Next door is a sitting room with bay window looking out over the front of the property. This room would also make an ideal study or playroom.

The main ground floor area has been cleverly designed using glazed panels and doors. These create transparent partitions between the hall and the reception rooms, letting natural light penetrate into the internal spaces and giving the ground floor an overall open plan feel, yet at the same time still retaining the traditional layout of separate rooms.

The oak staircase leads up to a large bright landing area giving access to five double bedrooms and a Jack and Jill family bathroom. There are three large storage cupboards, including one that houses the water tank. There is also access to the loft via a pull-down ladder, which has been partly boarded for storage. The master bedroom has views over the garden and has a walk-in dressing room with fitted hanging space, shelves and drawers. The tiled en-suite is fitted with a double wash hand basin unit, heated towel rail, double shower and WC. A further double bedroom, overlooks the front of the house and has a built-in wardrobe and a tiled en-suite shower room with fitted wash hand basin unit and WC. Two further double bedrooms both have tiled en-suite shower rooms, both with heated towel rails. The fifth double bedroom, with views over the garden, has access to the Jack and Jill family bathroom. This bright tiled bathroom is fitted with a spa bath, wash hand basin unit, double shower and heated towel rail.

The Old Orchard is situated on Crofts Avenue, off Aydon Road. An attractive copper beech hedge marks the entrance to the front of the property. There is a block paved driveway with parking for several cars in front of the house. The attached double garage has an electric operated door, power and lighting. The garden to the rear is well maintained, there are lawned areas, attractive planting and a decked terrace perfect for entertaining.
