Property description

A rare and charming character property with an attached annexe and detached thatched barn set in the heart of the village with mature gardens which enjoy views of the South Downs.
The main house is believed to date back to the 18th century with rendered stone walls and a slate roof. It was originally the main village shop and bakery, there is still a baker's oven in the dining area. The attached annexe is a former cart shed. The property's main entrance is to the rear via a courtyard garden and an entrance porch opening to the hallway with stairs to the first floor and a cloakroom. The kitchen/breakfast room has a side lean-to as a utility area which opens into an enclosed courtyard, ideal as a kitchen garden. The dining area is open plan with a step down to the sitting room which runs the width of the property with three sash windows and an open fireplace and hatchway to the kitchen. There is also a linking door connecting the house to the annexe. To the first floor are four double bedrooms. The master bedroom has fitted wardrobes and an en-suite bathroom. The remaining three bedrooms all have fitted wardrobes and share the family bathroom.
The annexe has separate access with a kitchen area and sitting room which opens to the courtyard garden, stairs lead up to a bedroom and bathroom.
The thatched barn is grade II listed and dates back to the 18th century, with a timber frame and an attached stone walled workshop. Currently used as storage.

Situation
Amberley is situated at the foot of the South Downs in an area of Outstanding Natural Beauty and is part of the newly created South Downs National Park. The village retains its medieval street plan with a high proportion of homes built in the 16th to 18th century. There is a local village shop & post office along with tea rooms and a public house. There is also a main line train station with direct trains to London. Storrington is approximately 4 miles away and offers a selection of shops, restaurants & banks. Arundel is approximately 5 miles and the historic cathedral city of Chichester is approximately 14 miles away.

Outside
A shared driveway leads back to a gated entrance and a private driveway, which provides access to the barn and continues around the side of the barn to the rear gardens. The formal gardens are mainly laid to lawn with mature planting and views onto the South Downs. To the side of the barn is a kitchen garden.
