Situation And Location

The land is situated in the Aeron Valley which can be approached from Aberaeron on the Felin Fach/Lampeter road and turning down off the main road at Ciliau Aeron towards New Bridge. On reaching New Bridge, there is a right-hand up hill bend and some 20 metres further along an access track lies to the right- hand side. Proceed along the access track to a gate and remembering the country code by closing the gate behind, proceed onto a forestry type access track and enclosure number 705 lies on the first right-hand side with a short access lane with an entrance gate. Enclosure 711 can be found by continuing along the forestry track and upon reaching a fork in the road proceed to the right to the entrance gate to the field and enclosure 711 can be found at this gated access point.

The land is known as 'Ty Mawr Fields, Cilcennin, Abeaeron, Ceredigion' and lies some 1 mile distant from Cilcennin village. The popular Georgian seaside town of Aberaeron lies some 4 miles distance and the land lies in the heart of the Aeron Valley with frontage onto the Aeron River. The neighbouring towns of Lampeter lies some 8 miles and the University town and seaside resort of Aberystwyth lies some 18 miles north. All neighbouring towns offer a comprehensive range of social, educational and shopping facilities. There many scenic drives and walks where one can enjoy the peace and tranquility of unspoilt countryside and excellent fresh water fishing is available on the Aeron and Teifi Rivers with tributaries and several pools within easy reach.

Enclosure 705

Enclosure 705 extends to some 8.805 Acres or thereabouts made up of mixed quality grazing previously maintained for horses. The remains of some of the internal fencing can be noted and the field was previously divided into 4 useful size paddocks. Within the land there stands a timber frame structure of a stable unit which with some light refurbishment can certainly extend its useful life. There are other mobile caravans and containers providing storage and dry sheltered areas. The south boundary is fenced using pig wire and is bordered by the River Aeron. To the north the boundary is made up of a woodland bank. Within the land is a water source which would provide suitable drinking water for the stock.

Enclosure 711

Enclosure 71 extends to some 11.255 Acres or thereabouts made up of reasonably clean pasture which is undulating in nature. Again, the south boundary is bordered by the Aeron River and the north is mainly onto a woodlands known as Allt Ty Mawr. Stone remains of an old ruin is set within part of the wooded area. The fence is reasonable for cattle and horses.


The land has been kept in recent years mainly for the grazing of horses. The land has not been forced over the last 20 years and may well achieve organic status. This is an excellent opportunity for some hobby farmers or the equestrian person seeking grazing and stabling for their horses, or additionally further acreage to attach to an existing neighbouring farm.
The land is offered as a whole as two enclosures but the vendor is prepared to consider selling the enclosures separately. Enclosure 705 being made up of 8.805 Acres will be offered for sale at £50,000 and enclosure 711 which extends to 11.255 Acres will be offered at £70,000.
