The land is in an elevated location with amazing views of Dartmouth and across the valley to the Britannia Royal Naval College and across the River Dart to Kingswear. The city of Plymouth is about thirty miles away and the A38 dual carriage expressway, connecting to the M5 motorway and national road network, is about thirteen miles to the north.

Dartmouth The ancient town and deepwater port of Dartmouth is set in a picture book location, on the picturesque River Dart, with steep wooded hillsides on either side. Dartmouth's main Embankment is a promenade running the length of the town alongside the estuary. The town has a wide selection of bistros, restaurants, boutiques and specialist shops lining its narrow streets with their long flights of winding steps and intriguing medieval buildings. There is a strong and historic atmosphere and some its buildings are very old - The Cherub pub and Agincourt House are both 14th century buildings, the timber Butterwalk arcade dates from the 1630s and the Cobbled Bayards Cove has changed little since 1539. There are plenty of opportunities for sailing and fishing and the South Hams' lovely rolling countryside and excellent beaches are within immediate reach.
