Description

A charming two bedroom cottage with two reception rooms tucked away off the high street, also with potential for reconfiguration! In close proximity to local amenities, Chudleigh primary school and benefiting from a decked area, viewing is highly recommended to appreciate all that this characterful property has to offer.

Location

Chudleigh is a small town between Exeter and Newton Abbot, close to the edge of Dartmoor National Park and in the popular Teign Valley. Dartmoor National Park is best known for it's striking granite tors, steep wooded river valleys and heather covered moorland. Offering a wide selection of recreational opportunities such as walking, cycling, riding and fishing on the River Dart. Many of the region's finest beaches are within easy driving distance.

The well regarded Chudleigh Primary School is located in the town along with regular bus services. For secondary schools you have the popular Teign School
in Kingsteignton. Chudleigh offers a wealth of local amenities including shops, a cricket field, a swimming pool, football pitches, allotments, parks, two doctors surgeries, a dentist and a library. For larger shops there are supermarkets in Kingsteignton, Newton Abbot and Exeter.

The market towns of Newton Abbot and Totnes have mainline railway stations with direct links to London Paddington, along with Exeter St Davids Station. There is also an international airport in Exeter. The A38 (Devon Expressway) which by-passes the town provides good access to Plymouth, Exeter and the M5 motorway network. The A380 connects Torbay.

Accommodation

Steps rise to the front door with accompanying window to the side letting an array of natural light into the dining hall, there is also a further skylight and window to the side aspect. The dining hall is the heart of this home, a very social room with ample room for a dining table and chairs, sofa and further furniture. There is a door and serving hatch to the kitchen.

The kitchen has been fitted with a range of wall and base units with rolled edge worktops, an electric hob with integrated oven below and extractor hood over, sink with drainer, dish washer, washing machine and fridge/freezer to be sold with the property.

The living room is situated downstairs on a lower level, a non-conventional layout allowing for a unique character feel, typical of the older style properties. The painted exposed stone fireplace makes a wonderful focal point with a gas fire nestled in. There is a back door for access to the side of the property, primarily for maintenance but great for letting a breeze in during the summer months. There is a large window to the front of the property.

Accommodation Cont.

From the dining hall, there is access to the family bathroom which is a good size room fitted with a paneled bath with shower attachment over, WC and wash hand basin.

Stairs rise to a half landing with access to the two bedrooms. The master bedroom is a double room with a large window to the front aspect and also benefits from an en-suite WC with wash basin.

Bedroom two is a nice size single room with a window to the rear.

This property has scope for complete reconfiguration to suit the new owner with the potential to create a 3-bedroom house by utilising the vast space in the dining hall.

Outside

Steps lead to the front door with a Pergola canopy over - ready for a climbing plant to beautifully trail across! To the front of the property there is a small area of decking, a great spot for a chair! Below the steps there is an extremely useful enclosed storage area. There is a further small area which is currently used for displaying pot plants and a useful spot for the bins which is adjacent to the neighbours paved area.

Directions

From our office 31 Fore Street, walk towards the war memorial in the centre of town. On the left hand side there is a launderette, walk down the lane beside the shop and the property will be on your left hand side.
